Bollywood powerhouse Dharma Productions, led by Karan Johar, has leased a 5,500 sq. ft. office space in Andheri West, Mumbai, for ₹15 lakh per month. The four-year lease, registered in September 2025, includes a 5% annual escalation and a total estimated payout of ₹7.75 crore over the term. The deal reflects the continued demand for premium offices in Mumbai’s entertainment-linked submarkets.
Dharma Productions’ New Lease Deal
Dharma Productions Private Limited has signed a four-year lease agreement for a commercial property in Signature by Lotus Developers, located in Andheri West. According to property registration documents reviewed by Square Yards, the deal was registered in September 2025 at a starting monthly rental of ₹15 lakh. Over the tenure, the rent will escalate annually by 5%, ending at approximately ₹17.36 lakh per month in the final year.
The company paid a one-time stamp duty of ₹2.04 lakh, registration charges of ₹1,000, and a ₹1 crore security deposit. The total outlay over the lease period is projected to reach around ₹7.75 crore.

Andheri West remains one of Mumbai’s most sought-after business and entertainment hubs. It offers excellent road, rail, and metro connectivity and sits close to Chhatrapati Shivaji Maharaj International Airport. Notably, Karan Johar had earlier rented a property in Pali Hill for ₹8 lakh per month and recently entered a strategic partnership with Adar Poonawalla’s Serene Productions to sell 50% of Dharma Productions in a ₹1000 crore deal.
