IBM India has leased 2.3 lakh sq ft at Intellion Park, Gurugram, for 10 years with a total rent outlay of ₹180 crore. The deal covers floors 7–12 of Tower 4, includes 307 parking slots, and signals rising demand for large, long-term Grade A office commitments in NCR.

IBM India Private Limited has signed a major office lease in Gurugram, taking 2.3 lakh sq ft of workspace at Intellion Park in Sector 59. The agreement spans 10 years and carries a total rent commitment of ₹180 crore, according to documents accessed by data analytics firm Propstack. The deal underlines how large global occupiers are continuing to commit to long-term office strategies, especially in premium business corridors across Delhi-NCR.

The leased space spans floors 7 to 12 of Tower 4, offering IBM a sizeable footprint within a modern Grade A campus environment designed for large-scale corporate operations.

Lease Terms: Rent, Escalation, Deposit, and Amenities

As per the lease document, IBM has taken a chargeable area of 2,30,378 sq ft at a monthly rent of ₹1.25 crore, translating to ₹54.5 per sq ft per month. The lease commenced on September 22, 2025, and includes a structured escalation clause of 15% every 3 years, reflecting the long-term nature of the commitment and the asset’s premium positioning.

The landlord for the transaction is Mikado Realtors Private Limited, a Tata Group company under Tata Realty and Infrastructure Ltd, reinforcing the appeal of institutionally backed developments for large occupiers seeking stability and service quality.

IBM has also paid a security deposit of ₹18.43 crore, highlighting the scale of the transaction and the financial seriousness typically associated with decade-long leasing deals.

Parking and On-Campus Employee Experience Included

Beyond the workspace itself, the lease includes 307 car parking spaces, a key requirement for large occupiers in Gurugram’s office districts. The agreement also provides IBM with 150 seats in the food courts of Towers 3 and 4, pointing to the growing emphasis on employee experience, convenience, and on-campus facilities.

This focus aligns with current workplace trends where companies look beyond square footage and prioritise integrated amenities that support daily operations and workforce retention.

Intellion Park Emerging as a High-Absorption Hub in Gurugram

The IBM transaction adds to Intellion Park’s growing momentum as a destination for large corporate leasing in NCR. Propstack co-founder Raja Seetharaman noted the scale of recent deals at the campus, saying, “Intellion continues to attract quality clients with large space requirements at NCR. First Zomato and now IBM, together accounted for about 0.5 million sq ft absorbed by just two tenants.”

He added that “IBM’s 10-year lease with a total outlay of ₹180 crore highlights the continued appetite for large floor plates and long-term consolidation in NCR’s premium office corridors.”

Recent Leasing Activity Signals Strong Demand for Large Floor Plates

IBM’s lease comes soon after another major deal at the same IT park. Earlier this month, Eternal Ltd, the parent company of Zomato, leased seven floors totalling 2.78 lakh sq ft, starting October 2025, at a monthly rent of ₹2.33 crore. The back-to-back transactions indicate rising demand from both technology-led enterprises and new-age corporates for scalable office environments.

The campus has also attracted specialised global players. Israel Aerospace India Services Pvt Ltd leased 45,277 sq ft in Tower 1 on a five-year term beginning May 5, 2025, at a monthly rent of ₹32.14 lakh.

With multiple large-format deals landing in a short span, Intellion Park and Gurugram’s Sector 59 are strengthening their position as prime destinations for long-term, enterprise-grade office leasing in NCR.
