Veteran filmmaker Rakesh Roshan and his wife, Pramila (Pinkie) Roshan, have snapped up five office units in Andheri East for a combined ₹19.68 crore — underlining how high-profile investors continue to back grade-A office assets in the city’s key business corridors.
Deal Details: Five Units, One Big Bet on Andheri
The deals, captured in registration documents reviewed by SquareYards, involve five contiguous units on the eighth floor of “Vaidya West World One Aeropolis,” developed by Vaidya Spaces Private Limited. Registered on 19 November 2025, the transactions together give the couple over 7,500 sq ft of RERA carpet area and 10 car parks in one of Mumbai’s most connected micro-markets.
Four of the units are in Pramila Roshan’s name and one in Rakesh Roshan’s. Ticket sizes range from ₹2.83 crore to ₹5.28 crore, with individual unit sizes ranging from 1,089 sq ft to 2,033 sq ft of RERA carpet area. The smallest unit, acquired for ₹2.83 crore, offers 1,089 sq ft of RERA carpet area, while a 2,033 sq ft office has changed hands for ₹5.28 crore. Each deal includes two dedicated car parks — a premium add-on in a location where parking availability often dictates rental and resale values. Stamp duty across all five transactions totals more than ₹1.18 crore, with registration fees of ₹1.50 lakh, underscoring the scale of the investment. Email queries to Vaidya Spaces went unanswered, and the Roshans could not be reached for comment at the time of writing.
Andheri East: A High-Connectivity, High-Demand Hub
Andheri East itself continues to cement its position as one of Mumbai’s most sought-after office hubs. According to SquareYards, the district is “one of Mumbai’s most prominent commercial and residential hubs,” with direct access to the Western Express Highway, JVLR, Andheri railway station and the Metro network, linking occupiers to BKC, Powai, Goregaon and Vile Parle. Elon Musk’s Starlink Satellite Communications has leased space in the Boomerang building in Chandivali, the same asset where Hrithik Roshan and Rakesh Roshan, through HRX Digitech LLP, bought three office units for about ₹31 crore earlier this year. Actor Saif Ali Khan has also recently been associated with office deals in Andheri East, adding to the locality’s star-studded commercial profile.
For Rakesh Roshan, the latest acquisition adds another layer to an already diverse portfolio. The producer-director behind films such as Khudgarz, Karan Arjun, Kaho Naa… Pyaar Hai, Koi… Mil Gaya and the Krrish franchise has long paired his creative bets with strategic business decisions, including through his banner Filmkraft Productions. Expanding his footprint in Andheri East signals continued confidence in Mumbai’s commercial real estate story.
