WeWork India to Add 3,300 Desks in Hyderabad with ₹100 Crore Expansion Push

WeWork India has signed a lease agreement to expand its Hyderabad footprint by around 3,300 desks, backed by an estimated investment of ₹100 crore. The expansion, expected to be completed by June 2026, comes as the company reports 83.9% utilisation on its current 1,21,638-desk capacity.

WeWork India Management Ltd has announced a fresh capacity expansion in Hyderabad, aiming to add around 3,300 desks to its operational portfolio. The coworking operator said it has entered into a lease deed for the new capacity, with the rollout expected to be completed by June 2026.

The move strengthens WeWork India’s position in one of the country’s fastest-growing office markets, where demand from technology firms, GCCs, and large enterprises continues to support flexible workspace take-up.

₹100 Crore Investment Backed by Debt and Internal Accruals

The Hyderabad capacity addition is expected to be funded through a mix of debt and internal accruals, with an estimated investment of ₹100 crore. WeWork India said the expansion is planned to meet incremental demand and align with the company’s broader business growth strategy.

The company’s current operational capacity stands at 1,21,638 desks, with utilisation reported at 83.9%—a strong indicator of sustained occupancy and stable enterprise-led demand.

WeWork India Targets 130,000 Seats by FY-End

WeWork India has also been on an aggressive growth path over the past quarter. Managing Director and CEO Karan Virwani recently shared that the company expects to add about 10,000 desks through sales during the October–December 2025 quarter, one of its highest quarterly additions so far.

“By the end of this financial year, we will get closer to about 130,000 seats,” Virwani said. The company currently operates around 121,000 operational seats across 8.2 million square feet, reflecting its scale in India’s managed workspace ecosystem.

FY27 Outlook: 25,000–30,000 Seats Planned

“Capacity addition has been roughly in the 20% range, and it will continue at that pace,” he said, pointing to a steady pipeline for growth in India’s flex workspace segment.

Looking ahead, WeWork India expects its capacity ramp-up to continue at a similar pace. Virwani said the company is likely to add 25,000–30,000 seats in FY27, supported by enterprise deals and deeper expansion of branded flexible office offerings.
