315Work Avenue plans to invest ₹400 crore to expand its coworking footprint by 2 million sq. ft next year. With growing corporate demand, the firm aims to reach 5 million sq. ft by year-end, entering new cities and reinforcing its position as a leader in flexible workspaces.

Coworking operator 315Work Avenue has announced a significant expansion plan responding to soaring demand for flexible workspaces. The company will invest ₹400 crore to add 2 million sq. ft of new workspace over the next year, targeting new cities and strengthening its footprint in existing markets.

This ambitious move is part of the company’s broader strategy to operate in 10 to 12 cities within the next two years and expand its portfolio to 5 million sq. ft by the end of this year. Currently, 315Work Avenue manages 3 million sq. ft of space, comprising around 60,000 seats across 45 locations in Bengaluru, Chennai, Hyderabad, Mumbai, and Pune.

The company’s founder, Manas Mehrotra, emphasised that the shift toward flexible work models reshapes commercial real estate. “There is a huge demand for flex space from corporates of all sizes as flexible workspace has become a key component in the overall real estate portfolio of corporates,” Mehrotra said. He added that these workspaces enhance productivity, foster collaboration, and allow businesses to scale operations efficiently.

Over the past year alone, 315Work Avenue has leased more than 1.25 million sq. ft to major clients. Its roster includes leading names such as BNY Mellon, Tata Technologies, Muthoot, Urban Company, and AstraZeneca, reflecting the increasing preference of large enterprises for coworking solutions.

Mehrotra noted that coworking is not just a trend but a strategic necessity. “The flexible workspace sector is rapidly evolving into a mainstream commercial real estate asset class. We aim to expand our portfolio, grow revenue, and remain profitable.”

To meet the growing needs of its clientele, 315Work Avenue is leaning heavily into innovation. “Leveraging cutting-edge technology and innovative approaches, we prioritise offering futuristic solutions that cater to our clients’ unique needs through end-to-end services,” said Mehrotra. The company also strongly focuses on customer engagement and loyalty, aiming to be the “partner of choice” in the flexible workspace sector.

As work culture shifts, the impact of the coworking sector is expected to deepen. Industry analysts predict the segment will grow by over 20% annually, reaching over 100 million sq. ft by 2030. With large enterprises increasingly integrating flexible spaces into their office strategies, coworking is set to play a defining role in shaping India’s office market.

315Work Avenue’s latest expansion highlights the growing momentum behind this shift and underlines its commitment to staying ahead in a fast-evolving industry.
