Amazon is expanding its presence in Bengaluru by leasing 1.1 million sq ft of office space from Sattva Group to house over 7,000 employees. This expansion is located near the international airport and is part of Amazon’s broader growth strategy in major Indian cities.
Amazon is set to significantly expand its operations in Bengaluru, leasing over 1.1 million square feet of office space from Sattva Group, a prominent property developer. The new facility, located in the Sattva Horizon Business Park near the international airport in North Bengaluru, is designed to accommodate over 7,000 employees across its 11 stories.
This expansion is part of Amazon’s broader strategy to consolidate its operations within a single state-of-the-art facility that will house all its business sectors. The facility is currently undergoing fit-outs, with the first phase expected to be operational by mid-next year. “The new facility will accommodate all of the company’s businesses, providing ample space for our growing team,” mentioned sources familiar with the development.
Expanding in Bengaluru aligns with Amazon’s increased focus on India, following several large-scale real estate acquisitions across major cities, including Gurugram and Hyderabad. These facilities support various functions, from web services to development centres and transportation services. A source close to the development noted, “Amazon initially slowed down its expansion plans due to the prevalence of hybrid work models. However, the company is now seeking additional space in Hyderabad and Chennai to accommodate its growing operations.”
Returning to office work has renewed interest in physical spaces, especially in major Indian cities. In the first quarter of this year, office space transactions in India’s top eight markets surged by 43% year-over-year, reaching 16.2 million square feet. This growth is driven primarily by India-facing businesses and Global Capability Centres (GCC) expanding their footprint.
Bengaluru continues to lead the charge in office market growth, accounting for 3.5 million square feet of the total transactions, representing 22% of the overall office take-up during the quarter, as reported by property consultancy Knight Frank.
Despite the shift towards hybrid work models, the demand for office space in Bengaluru and other major cities remains robust, underlining the city’s position as a thriving hub for technology and business operations. This expansion by Amazon underscores the city’s importance as a major business centre and reflects the growing demand for sophisticated and expansive office environments in the post-pandemic landscape.
