Embassy Office Parks REIT has leased 2.07 lakh sq ft of office space to cybersecurity firm Rubrik at Embassy TechVillage, Bengaluru. Facilitated by Colliers, the deal supports Rubrik’s expansion in India. Embassy REIT, India’s first listed REIT, boasts a 511 lakh sq ft portfolio across major cities, including Bengaluru.

Embassy Office Parks REIT, India’s first publicly listed Real Estate Investment Trust (REIT), has leased 2.07 lakh square feet of office space at Embassy TechVillage in Bengaluru to Rubrik, a global cybersecurity company. Colliers, a global leader in commercial real estate services, facilitated the transaction.

Rubrik’s new office space at Embassy TechVillage, located on Bengaluru’s prominent Outer Ring Road, marks a strategic expansion of the company’s operations in India. “This new workspace is a significant step forward in Rubrik’s journey to scale our operations and strengthen our presence in India,” said Marcus Joseph, Director of Global Workplace Solutions (APJ) at Rubrik.

A Growing Partnership

The move reflects Rubrik’s commitment to establishing a robust presence in India while aligning with Embassy REIT’s goal of attracting high-profile global tenants. Ritwik Bhattacharjee, Interim Chief Executive Officer of Embassy REIT, expressed his enthusiasm: “We are delighted to strengthen our partnership with Rubrik as they expand their footprint at Embassy TechVillage.”

The leased property is part of Embassy TechVillage, an integrated office park offering premium spaces, retail hubs, and recreational facilities. This alignment of Rubrik’s requirements with Embassy TechVillage’s offerings underscores the REIT’s ability to cater to the evolving needs of global firms.

Facilitating Seamless Transactions

Colliers India, which facilitated the deal, highlighted the importance of strategic location and amenities in Rubrik’s decision-making process. Arpit Mehrotra, Managing Director of Office Services at Colliers India, noted, “The software giant was looking to acquire an office campus that was conveniently located, easily accessible, and equipped with world-class amenities.”

This deal signifies Rubrik’s confidence in the Bengaluru office market and reinforces Embassy REIT’s position as a leader in India’s commercial real estate sector.

Embassy REIT’s Expansive Portfolio

Embassy REIT continues to set benchmarks in the real estate industry. Its expansive portfolio includes 511 lakh square feet across 14 office parks in major Indian cities such as Bengaluru, Mumbai, Pune, the National Capital Region (NCR), and Chennai. The trust also operates four business hotels, has two under-construction hotels, and manages a 100 MW solar park that supplies renewable energy to its tenants.

As one of only three office REITs in India—alongside Mindspace Business Parks REIT and Brookfield India Real Estate Trust—Embassy REIT stands out for its ability to attract top-tier tenants and deliver state-of-the-art workspaces tailored to global business needs.
