India’s coworking market is heating up, and 315Work Avenue is doubling its growth plans. The Bengaluru-based flexible workspace provider is set to expand its operations by an additional 2 million square feet by the end of 2025, targeting a total portfolio of 5 million square feet. Currently, the company manages 3 million square feet across 45 locations in key cities like Bengaluru, Chennai, Hyderabad, Mumbai, and Pune, offering around 60,000 seats.

Over the last year, 315Work Avenue has leased 1.25 million square feet—an indicator of the growing demand for flexible office solutions. It aims to expand into 10 to 12 cities over the next two years, building on strong market momentum and shifting preferences in the corporate world.

Manas Mehrotra, the founder of 315Work Avenue, believes the rise in demand for coworking spaces is not just a trend but a strategic shift. He notes that enterprises across sectors choose flexible workspaces to drive productivity, enable collaboration, and reduce operational costs. With a client list that includes industry giants like Tata Technologies, AstraZeneca, Urban Company, BNY Mellon, and TotalEnergies, the company is focused on delivering high-value solutions tailored to diverse business needs. Using smart technology, scalable design, and personalized service, 315Work Avenue aims to create workspaces that adapt to changing work styles.

The company’s expansion strategy is built around growth and long-term sustainability. Mehrotra emphasizes maintaining strong client relationships and a commitment to innovation. The broader industry outlook also supports this expansion. Analysts expect the coworking segment in India to grow at over 20% annually, potentially crossing 100 million square feet by 2030. India’s overall office market is also thriving. According to Cushman & Wakefield, 2024 was a record-breaking year with 89 million square feet of gross leasing across the top eight cities. Bengaluru emerged as the frontrunner, contributing more than 25 million square feet—about 29% of the total.
