Kalpataru Sells Vikhroli Office Floors to German Maritime Firm for ₹304.05 Crore

Kalpataru Sells Vikhroli Office Floors to German Maritime Firm for ₹304.05 Crore

Kalpataru Group sold six built-to-suit floors in Kalpataru Virtus, Vikhroli, to Bernhard Schulte Shipmanagement for ₹304.05 crore. The 93,226 sq ft RERA-carpet transaction spans floors 15–20 on JVLR, registered November 4, 2025. Completion is slated for December 2027 with possession in December 2028. BSM cites India’s strategic role and flexible workspace needs.

Kalpataru Group has offloaded six built-to-suit office floors at its Grade-A commercial project, Kalpataru Virtus in Vikhroli, to global maritime major Bernhard Schulte Shipmanagement (BSM) for ₹304.05 crore. The transaction covers 93,226 sq ft of RERA carpet (about 1.02 lakh sq ft built-up) across the 15th to 20th floors on the Jogeshwari–Vikhroli Link Road (JVLR). Documents show the deal was registered on November 4, 2025, with stamp duty of ₹18.24 crore. The project, developed by Mehal Enterprises LLP, a Kalpataru entity, is targeted for completion by December 2027, with possession proposed for December 2028.

Why Vikhroli: Connectivity + Institutional-Grade Supply

Vikhroli’s emergence as a CBD-adjacent hub is anchored by multimodal connectivity via JVLR, the Eastern Express Highway, and the metro network. For global occupiers, the submarket offers Grade-A inventory, campus-style facilities, and improved parking/loading logistics compared to legacy cores. As east-west commutes normalise, Vikhroli is capturing demand from tech, BFSI, engineering, and now maritime services—sectors that value reliable infrastructure and expansion flexibility without CBD premiums.

BSM’s India Bet: Talent, Training, and Scale

For BSM, the acquisition extends a long-term India strategy. In its statement, the company said, “We secured office space in Kalpataru Virtus to support our growth and provide a modern, flexible workspace for our teams.” It added, “India remains a key location for our global ship management operations.” The rationale is straightforward: India offers a deep pool of skilled seafarers and is gaining increasing influence in global trade flows. BSM has already invested in training—such as its Maritime Training Centre in Kochi—and sees headroom in technical consultancy and specialised maritime services as fleets digitise and regulations tighten.

Specifications: Built-to-Suit for Operational Resilience

The six floors offer institutional-grade core and shell that can be tailored to maritime operations—think secure network rooms, simulators, collaboration zones, and compliance-ready meeting suites. With 93,226 sq ft RERA carpet (about 1.02 lakh sq ft built-up), the stack enables phased fit-outs and future densification. For an operator like BSM, whose work spans ship management, technical services, and training, a modern, flexible workplace reduces capex drag while preserving speed-to-occupy.

Market Context: Flight to Quality—and Eastward Shift

Mumbai’s “flight to quality” is expanding beyond traditional cores to east-west corridors, where occupiers can secure premium specifications and long-term value. This transaction underscores how global firms are treating Vikhroli as a scalable alternative to SBD North and central micro-markets. As managed and built-to-suit options deepen, landlords with delivery certainty, sustainability credentials, and enterprise-grade specifications are best positioned to convert their pipeline into cash flows.

What to Watch Next

Key milestones include construction progress through 2027 and the staged fit-out window before the proposed December 2028 possession. Given the buyer profile, expect investment in high-availability IT, training infrastructure, and resilience features. For the Vikhroli submarket, this deal adds evidence that global occupier demand—especially from specialised industries—is migrating east, strengthening absorption and establishing new rental benchmarks.
