SpazeOne is expanding nearly 1 lakh sq ft of flexible office space across three locations in Kochi, adding around 1,700 seats. The expansion reflects growing demand for managed workspaces from startups and enterprises. With strong IT growth and infrastructure improvements, Kochi is emerging as a leading Tier II flexible office market.
SpazeOne has announced a major expansion of nearly 1 lakh sq ft of flexible workspace across Kochi, signalling strong demand for managed office formats in one of South India’s fastest-growing commercial markets. The new centres are strategically located across the city’s core business clusters and are designed to support evolving enterprise requirements for “agile workplace solutions” and scalable operational models.
The expansion includes three facilities at MG Road, Kochi, Infopark Phase 2, Kakkanad, and AMV Park, Kochi. Together, these centres will deliver approximately 1,700 seats, strengthening the operator’s presence across financial, technology, and mixed-use corridors. Industry analysts note that flexible workspace adoption in Kochi has accelerated as organisations increasingly move away from long-term traditional leases toward managed office ecosystems.
Managed Offices Gain Enterprise Interest
Over the past five years, Kochi’s commercial real estate landscape has evolved alongside the city’s expanding IT and professional services sectors. Businesses are now prioritising flexibility, operational efficiency, and employee-centric workplace design. Flexible office formats offering “plug-and-play infrastructure,” shared collaboration zones, and “scalable seating” models are becoming preferred solutions for both startups and established enterprises.
According to company insights, the new facilities will cater to a wide range of occupiers—from small three-seat teams to enterprise clients requiring up to 500 seats. Custom-built layouts, managed amenities, and hybrid-ready work environments are expected to play a key role in attracting long-term clients seeking adaptable office solutions without heavy capital investment.
Decentralised Office Clusters Shape Growth
Urban development patterns in Kochi are also supporting the expansion of flexible workspace. While MG Road continues to attract finance and consulting firms due to its central accessibility, Kakkanad remains the city’s primary technology hub, anchored by Infopark developments. Meanwhile, the NH Bypass corridor has emerged as a fast-growing mixed-use zone, with residential, retail, and commercial projects under development simultaneously.
Real estate experts believe this decentralised growth is encouraging distributed workplace strategies. Tier II cities like Kochi are gaining traction due to the availability of skilled talent and lower operating costs compared to metro markets. Flexible workspace providers are increasingly acting as strategic intermediaries, connecting institutional landlords with occupiers seeking shorter lease tenures and scalable office formats.
Tier II Markets Strengthen Flexible Workspace Outlook
The expansion also reflects a broader industry trend where operators are scaling across emerging business destinations. SpazeOne currently manages more than 5.5 lakh sq ft across South India and is preparing to expand into Chennai and Hyderabad in the coming quarter. Market observers view this as part of an ongoing consolidation phase in the flexible workspace sector, where location strategy and operational scale are becoming key competitive factors.
With Kochi diversifying beyond port-led commerce into technology, healthcare, and services, demand for adaptable office infrastructure is expected to grow steadily. As enterprises continue adopting hybrid work strategies, flexible operators are likely to play a central role in shaping the city’s next phase of commercial real estate development.
