Uber India Systems Private Limited has leased nearly 9 lakh sq ft of office space at Meenakshi Eco Park in Hyderabad for an estimated ₹839 crore over 10 years. The deal strengthens Hyderabad’s position as a major technology and GCC hub, joining recent expansions by Apple, Netflix, Meta, and other multinational occupiers.
Uber India Systems Private Limited has signed one of Hyderabad’s largest commercial office leasing transactions, taking nearly 9 lakh square feet of office space at Meenakshi Eco Park for an estimated rental commitment of ₹839 crore over a 10-year period.
According to property documents accessed by Propstack, Uber has leased approximately 9,01,115 square feet of chargeable office space in Tower 1 of Meenakshi Eco Park from Meenakshi Infrastructures Private Limited. The lease became effective on January 9, 2026, with the company occupying floors 11-20 of the commercial tower.
The transaction highlights Hyderabad’s growing importance as a major technology and enterprise office destination, particularly for multinational corporations and Global Capability Centres (GCCs) looking to expand operations in India.
Rental Structure Reflects Rising Demand for Grade A Office Space
As part of the agreement, Uber will pay a monthly rental of nearly ₹5.86 crore at a lease rate of ₹65 per square foot per month. Over the full 10-year tenure, the total rental outflow is expected to reach approximately ₹839 crore, excluding maintenance costs and related operational charges.
The lease agreement also includes a 15% rent escalation every three years, reflecting continued demand growth for premium Grade A office assets in Hyderabad’s commercial market.
The leased property comprises a carpet area of approximately 7,29,471 square feet, along with a security deposit of ₹35.14 crore.
Industry observers believe the scale of the transaction reflects long-term confidence in Hyderabad’s office ecosystem, which continues attracting technology firms, multinational enterprises, and digital-first businesses.
Hyderabad Continues to Attract Global Technology Occupiers
Uber’s expansion adds to a growing list of global companies that have strengthened their office footprint in Hyderabad over the past year.
Media reports suggest Uber is planning to launch additional technology centres in Hyderabad and Bengaluru by the end of 2027 as part of its broader India growth strategy. The company is also expanding its two-wheeler business segment, which has emerged as an important growth driver despite regulatory and operational challenges.
The city has recently witnessed several high-value office transactions involving multinational occupiers.
Earlier, Netflix, through its subsidiary Line Gatos Advanced Imaging and Visual Effects India LLP, leased over 41,000 sq ft of office space at International Tech Park Hyderabad in Madhapur for a monthly rent of approximately ₹39.36 lakh.
Meta’s Indian arm, Facebook India Online Services Pvt Ltd, also leased nearly 69,700 sq ft of office space in Hyderabad’s Hitec City for a five-year term at a monthly rental of around ₹67 lakh.
Apple and Flexible Workspace Operators Also Expand
Apple India Private Limited has also expanded aggressively in Hyderabad by leasing an additional 57,000 sq ft at WaveRock IT Park. The deal increased Apple’s total footprint at the campus to approximately 6.34 lakh sq ft.
Flexible workspace operators are also increasing their presence in the city to cater to enterprise and GCC demand.
Executive Centre India Limited recently leased more than 2 lakh sq ft of office space at Avance Business Hub in Hitec City at a monthly rental of ₹2.24 crore for a five-year period.
The rising number of large office deals reflects Hyderabad’s growing reputation as one of India’s most active commercial real estate markets.

Industry experts believe Hyderabad’s strong infrastructure pipeline, talent availability, competitive rentals, and expanding technology ecosystem continue driving occupier demand across the city.
