Artificial intelligence is rapidly transforming property valuation across India’s real estate sector. AI-powered valuation models are enabling faster pricing, improving lending decisions, increasing market transparency and supporting developers with data-driven insights. While challenges around data quality remain, adoption is expected to accelerate as the market becomes increasingly digital.

India’s real estate sector is entering a new phase where artificial intelligence is changing how properties are valued. Traditional valuation methods that depended on brokers, manual inspections and local experience are steadily giving way to AI-powered systems that analyse large volumes of market data in real time. With India’s property market projected to grow from USD 532 billion in 2025 to USD 1.264 trillion by 2034, digital valuation is becoming a key technology for developers, lenders and property platforms. According to a FICCI-KPMG report, AI adoption across corporate real estate has increased from less than 5% in 2023 to 91% in 2025, reflecting the industry’s rapid digital transformation.

AI Brings Greater Accuracy to Property Pricing

For years, property values often varied depending on the broker or valuer involved, creating uncertainty for buyers, sellers and financial institutions. AI-powered Automated Valuation Models (AVMs) are helping solve this challenge by analysing historical transactions, rental trends, infrastructure projects, registration records and neighbourhood demand to generate real-time property estimates. Unlike conventional methods, these systems continuously update valuations as new market data becomes available. As the report notes, “AI-powered Automated Valuation Models (AVMs) are changing that equation.” This data-driven approach is helping improve pricing consistency while reducing dependence on subjective assessments.

Developers and Lenders Embrace Data-Driven Decisions

Developers are increasingly using predictive analytics to refine pricing strategies and monitor changing buyer demand. Factors such as metro connectivity, infrastructure growth, rental demand and historical appreciation now influence pricing decisions more than ever before. This enables developers to respond quickly to market movements while improving inventory planning.

Financial institutions are also integrating AI into their valuation processes. Banks and housing finance companies are using digital valuation tools to verify property prices, detect pricing anomalies and strengthen home loan assessments. Although registered valuers remain central to formal lending, AI is providing an additional layer of verification that improves consistency and reduces valuation risks. The growing integration of digital land records, RERA databases and registration systems is expected to make these models even more reliable.

Tier-II Markets Stand to Benefit the Most

The benefits of AI-driven valuation extend well beyond India’s largest cities. Emerging markets such as Coimbatore, Lucknow, Nagpur, Kochi and Bhubaneswar often lack structured pricing benchmarks, making property valuation more challenging. AI helps bridge this gap by analysing fragmented transaction records and identifying comparable properties across wider regions, bringing greater transparency to markets that have traditionally relied on informal pricing methods.

Transparency Will Define the Next Phase

As digital property transactions continue to rise, buyers increasingly expect to understand how a property’s value has been determined rather than simply receiving a final figure. Explainable AI is becoming an important feature of modern real estate platforms by showing the factors behind each valuation and building greater confidence in pricing decisions. However, challenges remain. Fragmented transaction data, underreported sale values and evolving regulations continue to affect valuation accuracy. The report highlights that “AI currently complements rather than replaces registered valuers in formal lending processes.” Even so, AI-powered valuation is quickly becoming a competitive advantage as India’s real estate industry moves towards a more transparent, data-driven future.
