Amazon Renews Major Lease in Mumbai’s Vikhroli, Cementing Commitment to Godrej Two

Amazon has renewed its lease for over 94,000 sq ft of office space at Godrej Two in Mumbai’s Vikhroli, committing ₹1.73 crore in monthly rent for five years. Spread across four Amazon entities, this move reinforces the brand’s long-term investment in India’s commercial real estate and the appeal of premium office hubs.

In a significant show of confidence in Mumbai’s commercial real estate market, Amazon group companies have renewed their lease for over 94,000 sq ft of office space at Godrej Two, a Grade-A office building located on the Eastern Express Highway in Vikhroli. The five-year agreement, which carries a monthly rental value of ₹1.73 crore, was registered on April 30, 2025, according to property documents accessed via CRE Matrix.

The leased space, including 60 parking slots—20 paid—is distributed across four units on the building’s 7th floor—the renewed lease spans from January 2025 to December 2029, with a lock-in period of 48 months. The tenants include Amazon Seller Services Pvt Ltd, Amazon Development Centre India Pvt Ltd, Amazon Data Services India Pvt Ltd, and Amazon Smart Commerce Solutions Pvt Ltd.

This deal underscores Amazon’s continued reliance on Godrej Two, a LEED Platinum-certified commercial address known for its sustainable infrastructure and top-tier amenities. “Amazon has renewed its lease for office space on the 7th floor of Godrej Two… reaffirming the enduring appeal of Godrej Two as a premium commercial address,” said Karan Bolaria, MD & CEO of Godrej Fund Management.

The property, launched in 2021 by Godrej Green Homes Pvt Ltd, is now fully leased, catering to various industries including BFSI, IT, logistics, pharmaceuticals, and engineering. The real estate developer is also listed as a confirming party in each lease agreement.

The renewed space allocation includes over 58,000 sq ft of carpet area, divided among the four Amazon entities. The largest of the leases is with Amazon Seller Services Pvt Ltd, which has taken up over 42,000 sq ft at a monthly rent exceeding ₹78 lakh. Amazon Development Centre India Pvt Ltd follows this with 19,926 sq ft (₹36 lakh per month), Amazon Data Services India Pvt Ltd with 16,447 sq ft (₹30 lakh per month), and Amazon Smart Commerce Solutions Pvt Ltd with 15,181 sq ft (₹27 lakh per month), according to the documents.

Amazon’s long-term investments in Mumbai’s property market extend beyond Vikhroli. In August 2023, Amazon Data Services took a 1.74 lakh sq ft industrial land parcel from L&T in Powai at a monthly rent of ₹2.59 crore, with the lease running through August 2043. Later, in December 2024, the company made headlines again by acquiring 38 acres of land in Ambernath for ₹450 crore from Macrotech Developers.

Amazon’s strategic real estate decisions signal its growth trajectory in India and a broader industry shift towards long-term, high-quality workspace investments. While Amazon did not respond to email queries, the continued leasing activity across key Mumbai locations reflects strong market sentiment and the growing demand for integrated office spaces.
