Awfis Expands to Guwahati, Reports Strong Growth in Flexible Workspace Sector

Awfis expands to Guwahati, managing 200 centres with 1.3 lakh seats nationwide. It plans to add 40,000 seats by FY25, reaching 135,000. Recent highlights include a 1.65 lakh sq ft NSE office project in Mumbai and ₹38.67 crore Q2 FY25 profit, marking strong growth in Tier-II cities and beyond.

Awfis, a prominent player in the flexible workspace industry, has entered the Guwahati market, further expanding its footprint across India. With a robust portfolio of 200 centres spanning 6.6 million square feet and 1.3 lakh seats, Awfis continues to lead the coworking space sector by catering to diverse business needs.

Growth in Tier-II Cities

The company has recorded a 43% growth in Tier-II cities as of September 2024, expanding from 14 centres to 20. “This growth reflects the rising demand for flexible workspace solutions in smaller cities and the company’s strategic focus on empowering businesses in these regions,” Awfis noted in its announcement.

Highlighting the company’s success, Amit Ramani, MD and Chairman of Awfis Space Solutions Limited, said, “Our focus on innovation and a client-centric approach enables us to stay ahead in the evolving commercial real estate landscape. We continually adapt to market changes, anticipating future needs and delivering exceptional solutions for our clients.”

Major Projects and Expansions

Awfis is actively expanding across key markets, and significant projects are underway. In November, the company secured a mandate to design, build, and operate a 1.65 lakh-square-foot office space for the National Stock Exchange (NSE) at Adani Inspire in Mumbai’s Bandra-Kurla Complex (BKC).

Awfis leased 30,221 square feet in September at Gujarat International Finance Tec-City (GIFT City), Gandhinagar, further solidifying its presence in emerging business hubs. The company plans to add 40,000 new seats in FY25, aiming for 135,000 seats by the end of the fiscal year.

Business Performance

Awfis has delivered impressive financial results in FY25, marking a significant turnaround. For the second quarter of the ongoing fiscal year, the company reported a net consolidated profit of ₹38.67 crore, a sharp recovery from a loss of ₹4.34 crore in the same period last year.

Net consolidated total income for the quarter rose by 40.31%, reaching ₹301.95 crore, compared to ₹215.20 crore in the corresponding quarter last year. These figures underscore Awfis’ ability to adapt to market demands and deliver strong financial outcomes.

Strategic Focus

With strategic partnerships with leading developers, Awfis continues to deliver Grade-A workspaces in prominent business districts. Its ability to innovate and provide tailored solutions has positioned it at the forefront of India’s coworking sector.

“Our forward-thinking approach has positioned us at the forefront of the industry,” said Ramani, emphasizing the company’s commitment to anticipating market trends and meeting the evolving needs of businesses.

Empowering Businesses Across India

As demand for flexible workspaces grows across metro and non-metro cities, Awfis is well-positioned to cater to this trend. Its consistent focus on customer-centric solutions and operational excellence ensures it remains a preferred choice for enterprises, SMEs, and startups.

With plans for further expansion and sustained financial growth, Awfis is driving the transformation of commercial real estate in India, making flexible, innovative workspaces accessible nationwide.
