Starlink, Elon Musk’s satellite internet venture, has leased a 1,294 sq ft Mumbai office in Chandivali for ₹2.33 crore, marking a key step toward its India rollout. The five-year lease follows Tesla’s recent warehouse deal and aligns with Starlink’s plan to establish nine gateway stations across major Indian cities.
Starlink’s First India Office Marks Commercial Entry
Elon Musk’s Starlink Satellite Communications Pvt. Ltd. has taken a significant step toward its India debut by leasing a new office in Mumbai’s Chandivali area. Property documents accessed by Propstack reveal that the company has signed a five-year agreement for a 1,294 sq ft unit in the Boomerang complex, with a total lease value of ₹2.33 crore. The agreement, registered on October 14, 2025, reflects Starlink’s intention to expand its presence in India’s rapidly growing satellite internet sector.
The lease was signed with property owner Nikunj Sheth. Starlink will pay a monthly rent of ₹3.52 lakh with a 5% annual escalation and a security deposit of ₹31.7 lakh. The company also covered a ₹66,500 stamp duty and a ₹1,000 registration fee, and will bear ₹15.79 lakh in common area maintenance charges over five years. The space includes one dedicated parking slot.
Mumbai’s Office Market Remains Strong
Starlink’s move to Mumbai comes amid a resilient commercial real estate market. According to Knight Frank India’s Q3 2025 report, average office rents in Mumbai rose 11% year-on-year — marking the thirteenth consecutive quarter of stable or positive growth. While leasing volumes fell 27% to 1.9 million square feet, Mumbai, Bengaluru, and NCR collectively accounted for nearly half of India’s total office transactions. The report highlights that new completions surged 94% YoY to 1.6 million sq ft during July–September, driven by infrastructure upgrades like Metro Line 3.
“Despite short-term fluctuations, Mumbai continues to set the benchmark for stability and investor confidence,” the Knight Frank report stated.
Chandivali’s Rising Appeal
The Boomerang complex, where Starlink’s new office is housed, is fast becoming a hotspot for high-profile tenants. Earlier in 2025, Hrithik Roshan and Rakesh Roshan, through their firm HRX Digitech LLP, purchased three office units in the same building for ₹31 crore. The Roshans had also acquired five additional office units worth ₹37.75 crore in 2024, reinforcing Boomerang’s growing stature as a preferred address for both corporate and celebrity buyers.
Building the Infrastructure for Starlink’s India Launch
The new Mumbai office aligns with Starlink’s broader rollout strategy in India. The company is reportedly setting up nine gateway earth stations in key cities, including Mumbai, Noida, Chandigarh, Hyderabad, Kolkata, and Lucknow, as part of its pan-India network. Starlink has also applied for 600 Gbps satellite capacity under its Gen 1 constellation and received provisional spectrum allocation for security and technical demonstrations.
The development follows another high-profile move by Musk’s ventures in India. In September, Tesla leased 24,565 sq ft of warehouse space in Mumbai’s Kurla area for over ₹24 crore, reinforcing the synergy between Tesla and Starlink in establishing local operations.

With its gateway infrastructure plans and regulatory filings already underway, the Mumbai office marks the transition from anticipation to execution.
