Embassy Office Parks REIT, India’s first publicly listed real estate investment trust, has secured a significant leasing deal with global cybersecurity company Rubrik. The company has leased 2.07 lakh square feet of office space at Embassy TechVillage in Bengaluru, reinforcing the city’s status as a leading hub for technology firms.

Colliers, a global commercial real estate services firm, facilitated the transaction. “This new workspace is a significant step forward in Rubrik’s journey to scale our operations and strengthen our presence in India,” said Marcus Joseph, Director of Global Workplace Solutions (APJ) at Rubrik. The cybersecurity giant sought a well-connected, world-class office campus, and Embassy TechVillage—located on Bengaluru’s Outer Ring Road—was the ideal choice.

Embassy TechVillage is a premium office park offering modern office spaces, retail hubs, and recreational facilities, making it an attractive destination for multinational corporations. Embassy REIT’s Interim CEO, Ritwik Bhattacharjee, expressed enthusiasm about the partnership, stating, “We are delighted to strengthen our partnership with Rubrik as they expand their footprint at Embassy TechVillage.”

Embassy REIT, a pioneer in India’s commercial real estate sector, owns and operates a 511 lakh square feet portfolio of 14 office parks across Bengaluru, Mumbai, Pune, NCR, and Chennai. Its holdings include 384 lakh square feet of completed office space, four operational business hotels, two under-construction hotels, and a 100 MW solar park supplying renewable energy to its tenants.

Real Estate Investment Trusts (REITs) are crucial in India’s commercial real estate landscape, allowing investors to gain exposure to income-generating properties.
