Facebook has renewed its office lease in Hyderabad’s Hitech City, committing to a monthly rent of ₹2.8 crore for 3.7 lakh square feet of space across two transactions, according to Propstack registration documents reported by Hindustan Times.

The office in The Skyview, one of Hyderabad’s prime IT hubs, reflects the city’s growing appeal as a tech destination. The first transaction covers 84,053 square feet with a monthly rent of ₹65.7 lakh, renewed in December. The second, more significant transaction involves 2.8 lakh square feet at ₹2.15 crore monthly rent. Combined, these deals represent Facebook’s significant investment in the region.

Long-Term Commitment

The lease agreement spans five years, with Facebook paying a security deposit of ₹16.8 crore. A 15% rent escalation is scheduled for January 2026, signalling a robust long-term commitment to Hyderabad’s thriving tech ecosystem. Despite inquiries, Facebook has not commented on the lease renewal.

Hyderabad: A Magnet for Tech Giants

Hyderabad has cemented its reputation as a leading IT hub, with areas like Hitech City and Gachibowli attracting global corporations. High demand for office spaces in these zones has driven rental increases. The average rent in Hitech City climbed to ₹27,500 per month in 2023, up from ₹23,000 in 2019, marking a nearly 20% increase. Gachibowli rents followed a similar trajectory, rising from ₹22,000 in 2019 to ₹26,500 in 2023.

According to Anarock data cited by the Hindustan Times, other areas like Kondapur also saw rents rise by 19%, underscoring the city’s escalating commercial real estate value.

A Broader Trend

Facebook is not alone in reaffirming its presence in Hyderabad. In August, Google renewed its lease for 3.7 lakh square feet of office space in the city, agreeing to a monthly payment of ₹2 crore. The activity underscores Hyderabad’s strategic importance to global tech firms seeking modern infrastructure and a skilled workforce.

The city’s westward concentration of IT hubs continues to fuel demand for premium office spaces, making Hyderabad a cornerstone of India’s commercial real estate market. As rental rates rise and tech giants expand, the city’s prominence as a global IT destination remains undisputed.
