Google IT Services India has renewed leases for 8.7 lakh sq ft of office space in Bengaluru’s Bagmane Capital Business Park, committing ₹90 crore annually. Alongside Mumbai’s Bandra-Kurla Complex and Hyderabad expansions, these renewals highlight Google’s strategic investment in premium Indian office spaces to support its growing operations.
Google IT Services India has extended its lease for a substantial 8.7 lakh sq ft of office space in East Bengaluru’s Doddanekkundi area, reaffirming its substantial presence in one of India’s fastest-growing tech hubs. The renewed five-year lease covers office spaces in Kyoto West and East Towers at Bagmane Capital Business Park, with an annual rental commitment of ₹90 crore.
This lease renewal is split across two agreements starting November 25, 2024. The first covers 4.5 lakh sq ft, with a monthly rent of approximately ₹3.9 crore, priced at ₹86.2 per sq ft. The second covers 4.2 lakh sq ft at the same rate, resulting in a monthly rent of around ₹3.6 crore. Both agreements include a 15% rent escalation after the first and third years and feature 1,139 parking slots. Bagmane Constructions Pvt Ltd remains the landlord for these properties.
These renewals come as Google continues to expand its footprint in India. Earlier this year, the tech giant inaugurated its massive Ananta campus in Bengaluru’s Mahadevapura, a sprawling 1.6 million sq ft office touted as Google’s largest in the country. This development signals Google’s commitment to strengthening its infrastructure in key Indian cities.
Beyond Bengaluru, Google has also renewed leases in other significant markets. In Mumbai’s Bandra-Kurla Complex (BKC)—India’s most expensive commercial district—the company committed ₹304 crore over five years to maintain office space leases. BKC is a critical financial and business hub hosting major companies like Jio, Apple, Netflix, and Facebook. Meanwhile, in Hyderabad, Google renewed a 3.7 lakh sq ft lease at the Salarpuria Sattva Knowledge Capital building, continuing its presence there with a monthly rent of ₹2 crore.
These moves focus strategically on securing premium office spaces in top Indian business districts, supporting Google’s growth and operational needs. Industry experts see such leases as a strong indicator of confidence in India’s technology ecosystem and the ongoing demand for flexible, high-quality office spaces.
As the flexible and co-working space sector evolves, Google’s leasing activities highlight how tech giants opt for long-term commitments in established business parks and campuses to support hybrid work models and scalability.
