Kangana Ranaut has purchased a 407 sq ft office space in Mumbai’s Andheri for ₹1.56 crore. This transaction is part of a growing trend of Bollywood stars investing in commercial real estate, with high-profile personalities seeking lucrative returns from office and retail properties in prime locations across Mumbai.

Bollywood actor and BJP MP Kangana Ranaut has expanded her real estate portfolio by purchasing a 407 sq ft office space in Mumbai’s Andheri area. The property, located on the 19th floor of Arch One, was purchased for ₹1.56 crore at a rate of ₹38,391 per square foot. According to documents accessed by Propstack, Ranaut also paid a stamp duty of ₹9.37 lakh and a registration fee of ₹30,000, with the transaction registered on August 23, 2024.

The seller of the commercial space is Chandra Gupta Estates Private Limited. While no response has been received from Ranaut’s office or Chandra Gupta Estates regarding the deal, this purchase highlights a growing trend among Bollywood stars investing in commercial real estate in Mumbai.

Kangana Ranaut, who is BJP’s Lok Sabha candidate from Mandi, Himachal Pradesh, had previously declared assets worth over ₹91 crore in May 2024, which includes ₹28.7 crore in movable assets and ₹62.9 crore in immovable assets. Her real estate ventures are not limited to personal use, as commercial properties offer significant financial returns.

The commercial real estate market in Mumbai has seen increased activity from Bollywood stars, with prominent names such as Karishma Kapoor, Kareena Kapoor, Salman Khan, Amitabh Bachchan, and Ajay Devgn also investing in office spaces, retail units, and more. Amitabh Bachchan, for instance, has invested over ₹100 crore in properties across Mumbai, Alibaug, and Ayodhya in the last year alone.

Investing in commercial real estate, especially in metro cities like Mumbai, has proven to be a lucrative option for high-profile individuals. According to CBRE India, commercial assets such as offices, retail spaces, and warehouses offer 6-10% gross yields, with Grade-A office spaces in Mumbai yielding 6-8% on average. Retail assets in prime locations can offer yields of up to 9.5%, making commercial properties a favoured investment choice for celebrities.

Ranaut’s latest acquisition further underscores her interest in Mumbai’s thriving real estate market and the increasing trend of Bollywood personalities turning to commercial real estate for long-term investment gains.
