Simpliwork Expands in Bengaluru with Major Lease, Eyes ₹1,400 Crore Revenue by FY27

Simpliwork Offices has leased 1.32 lakh sq ft in Bengaluru, expanding its presence in India’s tech hub. With tailored spaces for enterprise clients, the company aims to double its portfolio and reach ₹1,400 crore revenue by FY27, driven by rising demand for agile, high-performance, and scalable office infrastructure.

In a bold move to deepen its presence in India’s technology capital, Simpliwork Offices has leased 1.32 lakh square feet across two prominent locations in Bengaluru. The expansion cements its foothold in the flexible office space sector, where the company already operates 7 lakh square feet.

“The demand for agile, high-performance workspaces has never been stronger,” said Kunal Walia, CEO and founder of Simpliwork Offices. “Enterprises today are not just seeking space — they’re seeking infrastructure that scales with their vision.” The latest additions at Pardhanani Wilshire III and Sumadhura Capitol Towers in Hobli respond to high-growing micro-market demand.

The deal includes 66,000 square feet at Pardhanani Wilshire III, which will be developed into tailored workspaces for six enterprise clients. Each unit will house 90 to 150 workstations, collectively supporting 700 seats. These offices are set to include executive cabins, meeting rooms, café zones and breakout areas, offering a complete plug-and-play solution.

Simpliwork has secured a whole floor for a luxury automobile client at Sumadhura Capitol Towers. This bespoke workspace will be equipped with advanced technology, collaborative zones, executive suites, and private pods, reflecting the brand’s focus on premium, enterprise-grade infrastructure.

Currently managing about 4.5 million square feet across India, Simpliwork is setting its sights high, aiming to double its portfolio to nearly 9.5 million square feet within two years. The company competes in a growing segment alongside names like WeWork, IndiQube, and Unispace and collaborates with top developers such as Prestige Estates, Brigade Group, and Godrej Fund.

Despite its rapid expansion, the firm maintains a clear focus: scale with purpose. “Our expansion in Bengaluru reflects our confidence in its growth story and our commitment to co-creating the next wave of intelligent, flexible office ecosystems,” Walia added.

Financially, the company is on an upward trajectory. Simpliwork expects to close FY25 with revenues of ₹680 crore and projects a jump to ₹950 crore in FY26. Its longer-term goal? Reaching ₹1,400 crore in revenue by FY27 — a figure that highlights the accelerating demand for managed, tech-enabled office environments.

With Bengaluru’s commercial real estate market buzzing, Simpliwork’s strategic growth underscores the evolving needs of modern enterprises and their shift toward scalable, high-performance workspaces.
