Bengaluru-based Simpliwork Offices has signed a five-year lease for 1.5 lakh sq. ft. of office space at Embassy Manyata Business Park, investing over ₹100 crore in the deal. In addition, the company will spend ₹40 crore on designing and developing the workspace, ensuring it caters to diverse business needs.
The new facility will offer ready-to-move-in workspaces for businesses looking for immediate occupancy and fully customisable office solutions tailored to specific client requirements. This expansion highlights Simpliwork’s strategy to strengthen its presence in Bengaluru’s dynamic flex workspace market.

In North Bengaluru, Embassy Manyata Business Park spans 14 million square feet and is home to numerous global enterprises. The expansion comes when India’s demand for flexible workspaces is at an all-time high. Simpliwork, which operates over 85 centres across major cities, including Bengaluru, Hyderabad, Mumbai, Gurgaon, Noida, Pune, Chennai, and Kolkata, is set to close the fiscal year with revenues between ₹850-900 crore, up from ₹780 crore last year. The company also maintains strong EBITDA margins, which are expected to range between 18.5% and 21% this year.
With a 4.2 million sq. ft. portfolio and a growing presence in India’s major business hubs, Simpliwork Offices is positioning itself as a key player in the evolving commercial real estate market.
