Volkswagen Group Technology Solutions India has leased 1.23 lakh sq. ft. in Pune’s Embassy Tech Zone to expand its operations. The five-year lease includes a four-month rent-free fit-out period. This reflects Volkswagen’s commitment to India amid the growing demand for office space driven by global capability centres (GCCs) nationwide.
Volkswagen Group Technology Solutions India, a subsidiary of the German automotive giant, has secured a substantial lease in Pune, marking a significant expansion of its operations in India. The company has leased 1.23 lakh square feet of office space across three floors in the Hudson Block at Embassy Tech Zone in Hinjewadi, part of the Rajiv Gandhi InfoTech Park. This five-year lease is a strategic move by Volkswagen to solidify its presence in one of its key global markets.
The new office space will house a portion of Volkswagen’s over 2,600 employees in India, spread across its existing Pune, Bengaluru, and Gurugram offices. The lease agreement includes a monthly rent of INR 66.60 lakh, with a 15% escalation clause set to take effect after three years, beginning in September 2024. Volkswagen has also committed to additional costs, including maintenance fees of INR 15.20 per square foot and parking charges of INR 2,500 per month for each of the 123 designated parking slots. A nearly INR 4 crore security deposit has been made, reflecting standard commercial lease practices.
One notable feature of this lease is the four-month rent-free period allocated for office fit-out. This would allow Volkswagen ample time to customise the space to meet its operational needs before the lease officially commences in September. This setup period underscores the company’s commitment to creating a tailored and efficient workspace for its employees.
Volkswagen’s decision to expand in Pune comes amid a broader trend of multinational corporations, particularly those in technology and automotive sectors, increasing their footprint in India. This growth is partly driven by the rise of Global Capability Centres (GCCs) nationwide. According to a study by Knight Frank India, the absorption of office space by GCCs is expected to reach 26 million square feet by 2027, up from 19.69 million square feet in 2023.
GCCs have evolved from being mere support units to becoming central to global strategies and innovation, positioning India as a vital hub within global business networks. Volkswagen’s expansion in Pune reflects this shift, highlighting India’s growing importance in the global tech and automotive landscape.
