Saptashree Group Launches AI-Powered IT Park in Thane, Aims for Rs 500 Crore Revenue

Saptashree Group has launched AI Thane, India’s first AI-powered IT park in Thane’s Wagle Estate. The Rs 500 crore project aims to revolutionize commercial real estate with advanced AI features, including human-less parking, facial recognition, and smart energy optimization. It’s expected to generate significant revenue and attract luxury brands.

Saptashree Group has unveiled its ambitious project, AI Thane, India’s first AI-powered IT park in Thane’s rapidly developing Wagle Estate. The company expects the project to generate over Rs 500 crore in revenue, marking it as one of the most promising commercial developments in the Mumbai Metropolitan Region (MMR).

Spanning 1.5 acres, AI Thane is situated on company-owned land valued at Rs 150 crore. The project is backed by an investment of Rs 150 crore and is expected to be completed in a single phase, with handover scheduled for April 2027. “We’re not just building another IT park; we’re creating a living, breathing ecosystem that adapts to the needs of modern business,” said Sohan Thakur, Director at Saptashree Group. The project is designed to meet the evolving demands of businesses by integrating advanced AI technologies, providing operational efficiencies that enhance security, sustainability, and cost-effectiveness.

AI Thane will feature a 20-storey tower, offering over 300 offices, including more than 100 units dedicated to startups with incubation and acceleration programs. The building will offer pillarless layouts and flexible office units designed to scale with business growth. Unique features include Mumbai’s first AI-powered human-less parking system, facial recognition access, and smart energy optimization. These intelligent systems will enable predictive maintenance and climate control driven by machine learning.

The IT park will also offer various amenities like business networking lounges, investor matchmaking platforms, and a double-height automated lobby to foster a thriving business ecosystem. As the demand for experience-driven commercial spaces grows, AI Thane aims to provide a modern, AI-integrated environment that delivers both convenience and efficiency.

Located at the gateway of Wagle Estate, the project benefits from the area’s rapid infrastructure growth and affordability compared to more expensive commercial hubs like BKC and Lower Parel. Property values in Wagle Estate have appreciated by 350% over the past two decades, with rental yields currently at 9-10%, expected to rise to 12-13% in the next five years, making AI Thane an attractive investment opportunity in the rapidly growing commercial real estate sector.

With a revenue target of Rs 750 crore for FY25-26, factoring in both commercial and residential verticals, Saptashree Group’s prospects look promising. The company has already successfully closed Rs 500 crore worth of sales in FY24-25 and expects its total revenue to reach Rs 2,000 crore in the next 2-3 years. Additionally, Saptashree has delivered over 5 million square feet of residential and commercial space across MMR, with another 1.5 million square feet under development.
