Ahmedabad is accelerating its ambitions to become a major technology and GCC destination with the launch of the ₹15,000 crore Million Minds Tech City project. The integrated development aims to create over 70,000 jobs while positioning Gujarat as a strong alternative to Bengaluru and Hyderabad in India’s evolving office market.
Ahmedabad is preparing for a major transformation as Gujarat intensifies efforts to build a stronger technology and innovation-driven economy. At the centre of this strategy is “Million Minds Tech City,” a massive ₹15,000 crore integrated IT Special Economic Zone (SEZ) being developed by Ganesh Housing.
The large-scale project spans nearly 18 million square feet across 65 acres and is planned in seven phases over the next five years. Designed as a mixed-use commercial ecosystem, the development will include Grade A office spaces, residential towers, hospitality infrastructure, and retail facilities.
The initiative reflects a broader trend across India’s commercial real estate sector, where developers are increasingly building integrated business districts instead of standalone office campuses.
Early Leasing Momentum Signals Strong Demand
The project has already gained early traction from major occupiers. The first phase, covering around 1.3 million square feet and involving an investment of ₹1,100 crore, has reportedly secured leasing commitments from companies including IBM, Tata Consultancy Services, Searce, and Valtech.
This early interest highlights the growing demand for premium office infrastructure outside traditional metro office markets. Global Capability Centres (GCCs), technology firms, and multinational corporations continue to expand across India as businesses seek scalable, cost-efficient office ecosystems.
According to the project outlook, Ahmedabad’s lower operational costs and improving urban infrastructure could help the city attract companies looking to diversify beyond Bengaluru, Hyderabad, and Pune.
The development is expected to generate more than 70,000 direct and indirect jobs over time, while the first phase alone could support approximately 9,000 professionals.
Ahmedabad Wants a Bigger Role in India’s Office Market
Industry experts believe Gujarat’s aggressive policy support for IT, SEZs, and GCC investments is strengthening Ahmedabad’s positioning within India’s growing knowledge economy. The city is increasingly being viewed as a future-ready commercial destination with strong long-term potential.
However, experts also point out that challenging India’s established technology hubs will not be easy. Bengaluru and Hyderabad continue to dominate due to their mature office ecosystems, deeper talent pools, strong startup networks, and strong global business reputations.
While infrastructure investment can accelerate growth, creating a thriving innovation ecosystem requires long-term development across education, talent, urban planning, and venture capital participation.
Execution and Infrastructure Remain Key Challenges
Despite the optimism, the scale of Million Minds Tech City also brings execution risks. Developing 18 million square feet within five years will require sustained leasing demand, operational efficiency, and strong project management capabilities.
The project’s reliance on the SEZ model also raises questions, as several SEZ developments across India have historically struggled with underutilised land and slower-than-expected employment generation.
Urban planners further caution that Ahmedabad’s rapid commercial expansion must be matched by investments in transport connectivity, sustainable infrastructure, and climate-resilient urban planning. Without proper planning, large-scale growth could create long-term pressure on mobility and civic systems.
Still, India’s expanding technology sector and rising demand from the GCC continue to create favourable conditions for new office markets. If executed successfully, Million Minds Tech City could significantly strengthen Ahmedabad’s role in India’s next phase of commercial real estate and innovation-led growth.
