Commercial real estate emerged as a key contributor to India’s rising bank credit growth in June 2026. Strong lending to the services sector, coupled with robust industrial credit expansion, reflects growing confidence in office, retail, warehousing, and mixed-use developments, reinforcing positive momentum across the commercial real estate market.

India’s commercial real estate sector received another boost as the Reserve Bank of India’s (RBI) latest sectoral deployment data showed stronger bank lending across key industries, with commercial real estate emerging as one of the major drivers of services sector credit growth. The figures indicate that institutional financing continues to improve amid sustained demand for office spaces, retail developments, warehousing facilities, and mixed-use projects. The trend highlights growing confidence among banks in commercial property assets, even as businesses continue expanding operations across major cities.

Commercial Real Estate Supports Services Sector Growth

According to RBI data, non-food bank credit grew 18.3% year-on-year as of the fortnight ended June 30, 2026, compared with 9.3% during the same period last year. The central bank also reported that lending to the services sector increased by 21.4%, significantly higher than the 8.8% growth recorded a year earlier.

The RBI stated that “the faster growth was attributed to increased lending to non-banking financial companies (NBFCs), commercial real estate and trade.” The figures underline the growing role of commercial property financing in supporting broader economic activity, particularly as demand for Grade A office buildings, organised retail, logistics facilities, and integrated business developments continues to rise.

For developers, investors, and flexible workspace operators, stronger institutional lending improves access to capital, supporting both new developments and expansion plans.

Industrial Expansion Reinforces Office Demand

The central bank’s data also highlighted robust growth in lending to India’s industrial sector. Bank credit to industry rose 19.2% year-on-year in June 2026, a sharp improvement from 6.3% during the corresponding period last year.

The RBI noted that “lending to the industrial sector expanded across all major categories, including micro and small enterprises, medium enterprises and large industries.” Strong credit growth was recorded across infrastructure, engineering, construction, food processing, textiles, chemicals, petroleum, and metal industries, reflecting broad-based business expansion rather than growth concentrated in a few sectors.

As industrial and corporate activity accelerates, demand for commercial office space, industrial parks, logistics facilities, and business campuses is expected to remain healthy across India’s leading real estate markets.

Institutional Confidence Continues to Strengthen

The RBI data also points to improving confidence within India’s financial system. The figures are based on lending information collected from 41 scheduled commercial banks, which together account for nearly 95% of the country’s non-food bank credit.

Commercial real estate has increasingly become an important destination for institutional capital as developers focus on premium office assets, business parks, retail destinations, and mixed-use projects capable of generating long-term rental income. Rising bank financing complements growing investments from REITs, private equity funds, and alternative investment vehicles, further strengthening the sector’s capital base.

Positive Outlook for Commercial Property

Beyond commercial real estate, lending growth remained broad-based across agriculture, industry, services, and personal loans, reflecting healthy economic momentum. However, the continued expansion of commercial property credit stands out as a positive indicator for India’s office market and flexible workspace sector.

As businesses continue investing in modern workplaces and integrated commercial developments, access to institutional financing will remain critical for supporting future supply. Combined with stable occupier demand and ongoing infrastructure development, stronger bank lending is expected to reinforce growth across office, retail, warehousing, and mixed-use assets in the months ahead, positioning commercial real estate as one of the key beneficiaries of India’s expanding credit cycle.
