As BKC Office Prices Cross ₹1 Lakh Per Sq. Ft., Dharavi Set to Become Mumbai’s Next Commercial Growth Hub

A new JLL report says Mumbai’s office market is entering a new growth phase as soaring property prices and limited land in Bandra-Kurla Complex push commercial expansion toward Dharavi’s H Block. Backed by major infrastructure projects, the area is expected to attract businesses seeking premium office space at comparatively lower costs.

Mumbai’s Bandra-Kurla Complex (BKC), India’s leading financial and commercial district, is nearing its development limits as office prices in premium projects have crossed ₹1 lakh per sq. ft. According to a new JLL report, the combination of scarce land, rising rentals, and consistently low vacancies is encouraging developers and corporate occupiers to explore nearby locations for future expansion. The report notes that BKC currently accounts for nearly 12% of the Mumbai Metropolitan Region’s Grade A office inventory while maintaining a vacancy rate of just 5.8%, highlighting sustained demand from banks, multinational companies, financial institutions, and regulators.

The shortage of developable land within BKC’s G Block has become one of the biggest challenges for future commercial growth. As JLL stated, “Limited G-Block availability drives demand to adjacent E and F Blocks and peripheral areas like Kalina and Kurla,” adding that “capacity constraints and soaring capital and rental values” are already pushing businesses to consider alternative commercial destinations without compromising on connectivity or prestige.

Dharavi’s H Block Poised for Commercial Transformation

JLL believes the next chapter of Mumbai’s commercial real estate story will unfold in Dharavi’s H Block, which forms part of the ambitious Dharavi Redevelopment Project. The report identifies the area as the strongest candidate to absorb growing spillover demand from BKC, offering businesses a more cost-effective option while retaining strategic access to the city’s financial hub.

Highlighting the area’s long-term potential, the report said, “The Dharavi Redevelopment Project will unlock massive potential, making H-Block into a major contender to absorb G-Block’s spill-over demand.” It further noted that H Block is expected to deliver “well-connected infrastructure access at lower capital and rental rates than G-Block,” making it an attractive destination for future Grade A office developments.

Infrastructure to Drive the Next Office Market Expansion

The report credits several ongoing and planned infrastructure projects for strengthening Dharavi’s commercial prospects. These include Metro Line 3, the Metro Line 2B extension, the proposed Metro Line 11 extension, the Mumbai-Ahmedabad Bullet Train corridor, the Mithi River rejuvenation initiative, and new road links connecting Dharavi with BKC. Together, these projects are expected to improve accessibility, reduce travel times, and increase the area’s appeal for occupiers, investors, and flexible workspace operators.

However, JLL cautions that the success of H Block’s transformation depends on the timely execution of both the redevelopment project and the supporting infrastructure network.

Fresh Grade A Supply to Support Long-Term Demand

BKC is also preparing for its next growth cycle with approximately 8.37 million sq. ft. of new Grade A office space expected by 2029. Major developers, including Prestige Group, Sumitomo Corporation, Hines, Panchshil Realty, Labdhi Group, and Adani Group, are actively developing new projects, with Prestige’s 101 Towers alone expected to add nearly 3.6 million sq. ft. of leasable office space.

Despite the upcoming supply, JLL remains optimistic about BKC’s long-term dominance. The report concludes, “BKC will continue to expand beyond G-Block, reinforcing its position as India’s premier business district.” For the coworking and flexible workspace sector, the emergence of Dharavi as a commercial destination could unlock fresh opportunities for expansion, offering operators access to modern office inventory, improved infrastructure, and strong occupier demand in one of Mumbai’s fastest-evolving business corridors.
