India’s burgeoning IPO market is opening new avenues for co-working space companies as investor enthusiasm builds. Following successful public listings by Awfis, Smartworks, and IndiQube Spaces, more players like WeWork India are preparing to enter the markets, reflecting strong demand and growth potential in this segment.

IPO Momentum in Co-Working Sector

The co-working space sector is quietly gaining traction in the primary markets with promising IPO performances. Awfis led the charge with a strong debut last year, nearly doubling its IPO price within five months. Following Awfis, Smartworks and IndiQube Spaces also went public, collectively achieving a market capitalisation close to Rs 15,000 crore.

WeWork India plans to launch an IPO soon, aiming to raise approximately Rs 4,000 crore. Other co-working space companies, including Table Spaces, The Executive Centre India, and Dev Accelerator, are also preparing to list, signalling robust growth in the sector.

Investor Appetite and Market Performance

Despite recent overall market volatility, the stocks of listed co-working companies have remained steady or above their IPO prices. Investor interest has been driven by the real estate sector’s post-pandemic growth and the rising demand for flexible workspace solutions by startups and corporates.

Anurag Byas from Rothschild & Co emphasised the positive trajectory and cross-segment participation in co-working IPOs, highlighting strong oversubscription from retail, high-net-worth individuals, and institutional investors alike.

Future Outlook and Industry Growth

The sector’s growth prospects appear bright as flex workspaces gain importance in fresh office leasing, supported by enterprises and global capability centres (GCCs). Amit Ramchandani from Motilal Oswal noted that mature co-working operators are becoming less cash-burning heavy, enhancing their appeal to investors.

Market experts, including Prateek Jhawar of Avendus Capital and Kamraj Singh Negi of Pantomath Capital Advisors, pointed to favourable market conditions, valuation levels, and ongoing investor appetite as key enablers for upcoming IPOs in the space.
