JLL has leased two floors at Prestige Skytech in Hyderabad for a monthly rent of ₹64.1 lakh, commencing in April 2026. The five-year lease includes 134 parking slots, a seven-month fit-out period, and a three-year lock-in. The deal highlights Hyderabad’s rising demand for Grade-A workspaces and its expanding GCC ecosystem.
Hyderabad’s commercial real estate sector has added another significant transaction as JLL leased the 5th and 6th floors of Sky One in the Prestige Skytech development. The lease, registered on November 28, 2025, carries a monthly rent of ₹64.1 lakh and is among the notable Grade-A office deals in the city’s western corridor, a zone known for attracting large multinationals and global capability centres (GCCs).
Lease Structure and Commercial Terms
The documents show that the agreement commenced on September 15, 2025, with rent set to begin on April 15, 2026, for a five-year term. JLL will pay ₹53 per sq ft per month, along with standard area maintenance (CAM) charges of ₹13 per sq ft per month. The lease also specifies a 15% rental escalation every three years, reflecting standard Grade-A commercial benchmarks in the region.
The transaction includes 134 parking spaces, with additional slots available for lease at ₹2,000 each. JLL will also receive a seven-month fit-out period—effectively a rent-free window—alongside a three-year lock-in from the lease commencement date.
Prestige Skytech’s Position in the GCC Landscape
Prestige Skytech stands among Hyderabad’s premier Grade-A commercial developments, located in the rapidly expanding Financial District. The region has emerged as a preferred base for global enterprises seeking high-quality office environments, strong infrastructure, and proximity to talent clusters.
Commenting on the transaction, Juggy Marwaha, CEO of Prestige Group and Office Ventures, said the deal highlights both the strength of the company’s partnership with JLL and the momentum in Hyderabad’s GCC ecosystem.
“Skytech is rapidly emerging as a magnet within the Financial District, a place where global firms choose to anchor themselves because of its Grade-A work environment, thoughtfully curated amenities, and upcoming fine-dining and lifestyle experiences,” he noted.
He added that the lease reaffirms Prestige’s vision of “building workplaces that enable talent, elevate productivity, and become true destinations for global capability centres.”
Hyderabad Continues Its Streak of Big-Ticket Leases
The JLL lease follows a series of high-value transactions in the city, signalling sustained demand for institutional-grade office assets. Earlier this month, WeWork India leased 1.75 lakh sq ft at Skyview 20 on a five-year term, later sub-leasing the entire space to JP Morgan for a monthly rent of ₹4.38 crore.
In another recent deal, Apple India added 64,125 sq ft in WaveRock Tower 2.1 for ₹80.15 lakh per month, further expanding its presence to over 5 lakh sq ft in the city. In a significant acquisition, Mindspace REIT purchased an 8-lakh-sq-ft commercial complex in Hyderabad for ₹512 crore.
A Market Outpacing Traditional Tech Hubs
With a steady flow of marquee occupiers, escalating demand from GCCs, and consistent Grade-A supply, Hyderabad continues to outperform traditional office markets like Bengaluru. The latest JLL–Prestige Skytech transaction adds fresh momentum to this trajectory, reinforcing the city’s position as one of India’s most resilient and preferred office destinations.
