At about ₹14,000 per seat per month, the deal marks WeWork India’s first lease transaction with Cognizant.
WeWork India has strengthened its enterprise portfolio in Chennai by signing a 141,392 sq ft managed office lease with Cognizant Technology Solutions India Pvt. Ltd. The transaction marks the flexible workspace operator’s first lease deal with the IT services company, according to people familiar with the development.
The new workplace spans two floors at Embassy Splendid TechZone, an office park on Pallavaram-Thoraipakkam Road, one of Chennai’s established commercial corridors. The centre has capacity for 2,605 seats, giving Cognizant a sizeable managed workspace footprint while allowing the company to access ready-to-use office infrastructure.
The lease has a 24-month tenure, with Cognizant paying approximately ₹14,000 per seat per month. The transaction highlights how large enterprises are increasingly turning to managed offices for scalable capacity and faster workplace deployment.
Managed Offices Move Deeper Into Enterprise Leasing
The deal reflects a broader shift in India’s office market, where flexible workspace is increasingly becoming part of corporate real estate strategies rather than being viewed only as an alternative for startups and smaller businesses.
