Landmark Group Secures ₹330 Crore SBI Funding for Gurugram Commercial Project

Landmark Group has secured ₹330 crore in construction finance from SBI for Landmark One, a Grade A+ commercial development on Golf Course Extension Road. The project will offer large office floor plates, workplace amenities and sustainability features. The funding comes amid record office leasing and strong GCC demand across India.

Landmark Group has raised ₹330 crore in construction finance from the State Bank of India (SBI) for Landmark One, its upcoming commercial development on Golf Course Extension Road in Gurugram.

The funding is expected to support construction and help the developer maintain momentum on the project. The financing comes at a time when Gurugram continues to attract large corporate occupiers and major office transactions.

Sandeep Chhillar, chairman, Landmark Group, said, “The ₹330 crore financing from SBI marks an important milestone for Landmark One.” He added that SBI’s confidence in the project would support the company’s commitment to delivering a high-quality commercial development.

Project Designed for Large Office Occupiers

Landmark One is positioned as a Grade A+ commercial project and is designed by Sohrab Dalal, co-founder of DPA. The development will feature office floor plates of approximately 1 lakh sq ft, making it suitable for large enterprises and businesses seeking sizeable corporate workplaces.

The project will also have 49 high-speed elevators and 11 levels of parking. These features are designed to support the scale of development and the operational requirements of large office occupiers.

A dedicated amenity zone, called The Hub, will add conference facilities, a wellness centre and food and beverage offerings. This reflects the growing focus on workplace amenities within large commercial developments, as companies increasingly look beyond basic office space when evaluating corporate real estate.

Sustainability Features Built Into Development

Landmark One will incorporate several sustainability and workplace-focused features, including a climate-responsive façade, biophilic sky terraces, rainwater harvesting, advanced air filtration and solar integration.

The project is also pursuing LEED and IGBC certifications, placing environmental performance alongside workplace functionality in its development strategy.

The combination of large floor plates, amenities and sustainability features positions the project toward the higher end of Gurugram’s commercial office market, where occupiers are increasingly seeking modern and efficient workplaces.

Gurugram Benefits From Strong Office Demand

Landmark One is located on Golf Course Extension Road, with connectivity to key business and transportation hubs including AeroCity and the Delhi-Mumbai Expressway. Cyber City and Indira Gandhi International Airport are also within convenient driving distance.

The project is entering the market during a strong period for Indian office real estate. According to CBRE, office absorption across India reached approximately 66.4 million sq ft during January-September 2026, the highest recorded over any nine months. Leasing was up 8% year-on-year.

Global Capability Centres were a major contributor, accounting for around 28 million sq ft of leasing during the first nine months, or 42% of total absorption. GCC leasing increased 16% year-on-year.

Hyderabad and Bengaluru led quarterly GCC demand, while Delhi-NCR accounted for 11%.

Against this backdrop, Landmark One adds another large-scale commercial development to Gurugram’s growing office pipeline, with its financing providing a significant boost to the project’s construction and execution.
