UrbanVault Expands Bengaluru Footprint With 1.6 Lakh Sq Ft Lease at Helios Business Park

UrbanVault has leased around 1.6 lakh sq ft across three floors at Helios Business Park on Bengaluru’s Outer Ring Road. The expansion strengthens its position in a key office corridor and comes as enterprises increasingly turn to flexible workspace for scalable and managed office requirements.

Flexible workspace operator UrbanVault is expanding its Bengaluru presence with approximately 1.6 lakh sq ft of space at Helios Business Park in Kadubeesanahalli. The large-format centre will span three floors and add nearly 4,000 seats to the company’s Bengaluru portfolio.

The transaction gives UrbanVault a significant footprint in one of the city’s established commercial corridors. Several flexible workspace operators are already present at the property, but UrbanVault has taken three floors, making its presence considerably larger than competitors occupying smaller footprints within the development.

The move also reflects a strategy of building larger centres in established business locations rather than spreading operations across smaller, fragmented sites.

ORR Location Strengthens Enterprise Appeal

Helios Business Park is located along Bengaluru’s Outer Ring Road, a major office corridor that connects several important employment and residential hubs.

The campus is located near Marathahalli, Sarjapur, Bellandur, HSR Layout, and Koramangala, giving businesses access to a large talent pool and established commercial infrastructure.

The development is an integrated campus-style project with four basements, a ground floor and 11 upper floors. It is IGBC-certified and LEED Gold-rated, with nature-inspired design elements and facilities aimed at modern businesses.

For flexible workspace operators, such locations can be particularly valuable because enterprise clients often prioritise connectivity, building quality and access to surrounding business ecosystems when choosing managed office space.

Bengaluru Remains UrbanVault’s Core Market

Bengaluru remains UrbanVault’s home market and one of its largest operating markets. The latest expansion deepens its presence as demand grows from enterprises, startups and distributed teams seeking alternatives to conventional long-term office leases.

The company has also started expanding outside Bengaluru. It recently entered Chennai with approximately 1 lakh sq ft of workspace, adding another major southern market to its network.

UrbanVault currently operates across Bengaluru, Mumbai, Pune, Gurugram, Hyderabad, Chennai and other business markets. Its portfolio spans more than 3 million sq ft across over 80 locations, with more than 70,000 seats under management.

Flexible Offices Gain Ground in Major Business Hubs

The Helios Business Park expansion comes as companies increasingly seek office solutions that combine established locations with flexibility in the amount of space they occupy.

Managed and flexible workspaces allow businesses to scale their office footprint as hiring, projects and operational requirements change. This can be especially relevant for enterprises with distributed teams or companies entering a new market without wanting to commit immediately to a large conventional lease.

UrbanVault’s three-floor expansion also highlights how flexible workspace operators are competing for larger, strategically located centres. Rather than treating flex space purely as a short-term solution, operators are increasingly building enterprise-focused portfolios that can accommodate sizeable teams.

With Bengaluru continuing to attract technology companies, startups and global businesses, large-format flexible workspace deals are likely to remain an important part of the city’s evolving office market.
