TVS Motor Takes 5.3 Lakh Sq Ft Office Space in Bengaluru on 10-Year Lease

TVS Motor Takes 5.3 Lakh Sq Ft Office Space in Bengaluru on 10-Year Lease

TVS Motor has leased approximately 529,533 sq ft of office space at Gardencity IT Park in Hebbal, for a 10-year term. The deal, which began on September 22, 2026, carries a monthly rent of around ₹4.7 crore. The transaction comes as Bengaluru continues to lead India’s office leasing market.

The office space is located at Gardencity IT Park, with Hebbal Infraspace, owned by Gardencity, serving as the landlord. The lease was registered recently and is understood to support the consolidation and expansion of TVS Motor’s office operations in Bengaluru.

At nearly 5.3 lakh sq ft, the transaction is among the larger office leasing deals recorded in the city this year. The 10-year commitment also indicates a long-term need for substantial office capacity rather than short-term workspace expansion.

Colliers advised on the transaction. TVS Motor and Gardencity did not respond to requests for additional details, while Colliers declined to comment.

Bengaluru Continues to Lead India’s Office Market

The deal comes against the backdrop of strong office demand in Bengaluru. According to Colliers India, the city recorded office lease transactions covering 15.7 million sq ft during the first nine months of 2026, marking a 12% increase from the same period last year.

Bengaluru accounted for 29% of office leasing across India’s top seven cities during the period, maintaining its position as the country’s largest office market.

The city’s strong performance continues to be supported by its large technology and corporate ecosystem, as well as demand from companies seeking established business locations and sizeable office facilities.

New Supply Keeps Pace With Demand

Bengaluru also recorded a significant increase in new office supply during the first nine months of 2026. Around 14.1 million sq ft of office space was added, representing a 19% year-on-year increase.

The figure accounted for roughly one-third of office completions in India’s leading cities, indicating that developers continue to add capacity in response to occupier demand.

The availability of new Grade A developments and established commercial locations has helped Bengaluru maintain its position as a preferred destination for large occupiers. Deals involving hundreds of thousands of square feet also underline the continued relevance of conventional large-format offices, even as flexible workspace models gain ground.

TVS Motor Expands Alongside Business Growth

TVS Motor, headquartered in Chennai, operates manufacturing facilities in Hosur, Mysuru and Solan and has sales offices across India. The company manufactures two- and three-wheelers and is part of the TVS Venu group.

Its business activity has also remained strong. TVS Motor reported a 21% year-on-year increase in August 2026 sales, selling 616,540 units, up from 509,536 in August 2025.

The Bengaluru lease therefore adds another major corporate occupier commitment to a market already seeing strong leasing and supply growth. With companies continuing to consolidate operations and invest in larger workplaces, Bengaluru is likely to remain a key market for large office transactions through the remainder of 2026.
