India’s CRE Market Faces INR 50 Trillion Funding Opportunity as Office Demand Holds Strong

India’s real estate sector is expected to require nearly INR 50 trillion in capital over the next decade. Commercial real estate remains a key institutional investment destination, with office assets attracting over 40% of inflows. Stable credit conditions, REIT activity and improving margins are supporting the sector through FY27.

India’s real estate sector is entering a major funding cycle, with an estimated INR 50,000 billion, or nearly INR 50 trillion, in capital required over the next decade, according to Brickwork Ratings (BWR). The rating agency expects the sector to grow into a USD 1 trillion market by 2030 while maintaining a stable credit outlook through FY27.

For commercial real estate (CRE), the funding picture is particularly significant. Office assets alone accounted for more than 40% of India’s institutional real estate inflows in H1 2026, attracting around USD 1.9 billion compared with roughly USD 0.5 billion flowing into residential assets. The numbers underline the continued preference of institutional investors for income-generating commercial properties and established office markets.

Office Assets Support Sector Resilience

The office market is benefiting from sustained occupier demand, particularly across prime commercial locations. Strong leasing activity, business expansion, and the growing preference for professionally managed workplaces are supporting the broader office ecosystem.

For flexible workspace operators, this creates an important opportunity. As companies balance expansion with cost control, demand for coworking, managed offices and flexible leasing solutions can complement conventional office real estate. The continued institutional appetite for office assets could also strengthen the pipeline of professionally managed buildings suitable for flex workspace partnerships and operator-led models.

BWR expects the broader sector’s operating margins to improve from 30.1% in FY25 to 32.0% in FY26, before reaching 33.3% in FY27. The improvement is expected to come from inventory clearance and a greater contribution from higher-margin commercial segments, including “data centres and warehousing spaces.”

Institutional Capital Keeps CRE in Focus

Commercial real estate is also benefiting from evolving funding structures. Top-tier developers are increasingly using joint development agreements rather than relying heavily on debt, helping to keep gearing under control. Private equity investments, REIT listings and strong collections are also supporting liquidity.

The trend is important for India’s office market because institutional ownership can bring greater transparency, professional asset management and long-term capital to commercial properties. REITs, in particular, have expanded the pool of investors who can participate in office assets, while developers gain access to alternative funding channels.

BWR expects interest coverage to remain at around 2.8x in FY26, while the debt service coverage ratio is projected at 1.1x. These metrics indicate that leading developers retain some financial headroom despite higher construction borrowing and mezzanine funding requirements.

Funding Demand Could Reshape the Office Landscape

Despite the positive outlook, refinancing risks and property-price volatility remain watchpoints for developers and investors. Higher interest rates could increase funding costs, while elevated supply in certain markets may affect leasing velocity and asset-level cash flows.

Even so, BWR expects “steady demand for luxury housing and prime commercial office spaces, alongside continued institutional investor support” to sustain the sector’s financial health through FY27. For India’s flexible workspace industry, the outlook points to a deeper CRE funding pool, stronger institutional participation and continued scope for office operators to capture demand from businesses seeking agility without committing to long conventional leases.
