Arnya Real Estates Fund Advisors has appointed Vishal Gupta as Chief Investment Officer to lead its commercial real estate investment platform. The move comes as the firm expands beyond residential strategies, with Gupta bringing a track record of commercial real estate transactions worth more than ₹5,000 crore.
Arnya Real Estates Fund Advisors has appointed Vishal Gupta as Chief Investment Officer (CIO), marking the launch of its dedicated commercial real estate investment platform.
Gupta will lead the firm’s commercial real estate investment strategy as Arnya expands its existing residential-focused capabilities across debt, preferred capital and equity. He will be one of three CIOs at the firm, with each responsible for a specific investment strategy or asset class.
The appointment is part of Arnya’s broader plan to build a multi-product real estate asset management platform that covers different asset classes and positions across the real estate capital stack.
Gupta Brings Two Decades of Investment Experience
Gupta joins Arnya from ICICI Prudential AMC and has spent 13 of his 20-year career with the ICICI Group. A Chartered Accountant, he has worked across real estate, private equity and asset management, covering investment strategy, transaction execution, portfolio management and the complete investment lifecycle.
During his career, Gupta has led commercial real estate transactions worth more than ₹5,000 crore and managed a fund through both its investment and exit cycle.
His experience will now be applied to building Arnya’s commercial real estate portfolio, with the firm looking to establish a stronger presence across institutional investment opportunities in the sector.
Grade A Offices and GCCs Support Market Opportunity
Arnya’s expansion comes as commercial real estate gains importance among institutional investors in India. The firm pointed to continued occupier demand, the growth of Global Capability Centres (GCCs) and increasing preference for Grade A office assets as key factors supporting the market.
Grade A office leasing across India’s top seven cities reached 71.5 million sq ft in 2025, a 6% year-on-year increase. Leasing stood at 35.7 million sq ft during the first half of 2026.
GCCs accounted for 16.6 million sq ft, or 46% of Grade A office uptake, during H1 2026. The figures underline the scale of demand coming from large global businesses and the continued importance of high-quality office stock.
Focus Shifts Towards Institutional Commercial Assets
Sharad Mittal, Founder and CEO of Arnya Real Estates Fund Advisors, said commercial real estate is an important focus area as the company continues to diversify its investment platform. He also highlighted Gupta’s experience as an important addition to the firm as it develops its commercial real estate capabilities.
Gupta said the sector is “increasingly becoming institutionalised,” with opportunities across core and core-plus assets. He added that his focus would be on building a “differentiated commercial real estate platform” and creating long-term value.
The appointment gives Arnya a dedicated leadership structure for commercial real estate at a time when office demand, GCC expansion and institutional participation are reshaping India’s commercial property market. It also adds a new pillar to the firm’s broader strategy of building specialised investment capabilities across the real estate sector.
