Airbus India Private Limited has leased 1.51 lakh sq ft at Titanium Tech Park in Bengaluru for eight years, taking its total footprint to nearly 8 lakh sq ft. The expansion reflects strong GCC-led office demand, long-term leasing trends, and a growing preference for scalable Grade-A workspaces across India’s flexible, technology-driven commercial real estate ecosystem.

Global aerospace and defence major Airbus India Private Limited has strengthened its office presence in Bengaluru by leasing over 1.51 lakh sq ft at Titanium Tech Park for an eight-year term. The deal, recorded at a monthly rental of ₹97.09 lakh, pushes the company’s total footprint in the commercial tower to nearly 8 lakh sq ft, reinforcing the city’s position as a leading Global Capability Centre (GCC) hub.

According to “lease documents accessed by CRE Matrix,” the new transaction builds on Airbus’s earlier large-scale leasing in the same property, highlighting a phased expansion strategy aligned with workforce scaling and technology operations growth.

Deal Structure Reflects Long-Term Workspace Strategy

The transaction covers the entire third and fourth floors, along with additional ground-floor space in a commercial asset owned by Whitefield Developers. The total leased area is approximately 1,51,710 sq ft, with an average monthly rental of ₹64 per sq ft.

Monthly rent for the upper floors is about ₹73.57 lakh, while the ground floor commands ₹23.52 lakh. The security deposit for the combined lease exceeds ₹6 crore. The agreement also includes 203 parking slots, indicating a large operational workforce footprint.

Lease timelines are staggered to support operational readiness. The upper-floor lease began in January 2026, with rentals starting in May, while the ground-floor agreement commenced in November 2025, with rent payments starting in March 2026. Both leases run until October 2034, reflecting long-term occupancy planning typical of GCC-driven office absorption.

Expansion Builds on Earlier 6.2 Lakh Sq Ft Transaction

Airbus previously leased 6.2 lakh sq ft at the same tower to establish its India-based GCC, including an expansion option—now realised through this latest deal.

The earlier leasing also carried a potential tenure extension clause of up to 15 years, signalling a strong commitment to India’s engineering and digital ecosystem. The structured expansion model mirrors a growing trend where multinational firms lock in large Grade-A spaces while retaining flexibility for future growth.

Large Corporate Deals Continue to Shape Office Demand

The transaction reflects a broader pattern of enterprise-led leasing across India’s top commercial markets. Recent large deals include Morgan Stanley leasing nearly 1 million sq ft in Mumbai, while Qualcomm and Amazon have also expanded office footprints in Bengaluru’s premium tech corridors, including assets within Constellation Business Park.

Such transactions underline the continued dominance of GCCs, engineering hubs, and technology operations in driving office absorption. Industry experts note that scalable infrastructure, flexible expansion clauses, and integrated workplace ecosystems are increasingly influencing leasing decisions.
