ANAROCK has appointed Manish Lala as Executive Director and Head, India – Alternatives & Pune Leasing Advisory. With more than 15 years of banking and real estate experience, he will expand the alternatives platform across healthcare and education while leading Pune’s commercial leasing business and strategic investment mandates.
ANAROCK has appointed Manish Lala as Executive Director and Head, India – Alternatives & Pune Leasing Advisory, with a broad mandate spanning investment-led real estate opportunities and commercial leasing.
Lala will spearhead ANAROCK’s alternatives business while also overseeing its Pune Commercial Leasing & Advisory practice. The appointment comes as specialised real estate segments, including healthcare and education, gain greater importance among investors and operators seeking long-term growth opportunities.
With more than 15 years of experience spanning banking and real estate, Lala brings expertise in real estate investments, deal origination, business development and transaction execution. His experience includes advising high-net-worth individuals and corporate clients across pre-leased assets, residential and commercial property, structured debt and real estate funds.
Healthcare and Education in Focus
A key part of Lala’s new role will be expanding ANAROCK’s alternatives platform, particularly across healthcare and education. Both sectors are emerging as important components of India’s broader growth story, creating demand for specialised assets as well as more sophisticated capital and transaction structures.
His mandate covers a wide range of opportunities, including mergers and acquisitions, greenfield and brownfield developments, sale-and-leaseback transactions and build-to-suit projects. These formats can provide operators with greater flexibility while giving investors access to specialised real estate with potential long-term value.
Lala will also oversee equity and debt-raising mandates, supporting clients through the full transaction lifecycle—from initial concept and feasibility assessment to negotiations, risk management and documentation.
Experience Across Complex Real Estate Deals
Lala’s previous experience includes managing transactions from due diligence through contract negotiations and closure. He has worked with senior executives and multiple stakeholders across sectors, giving him exposure to complex investment decisions and transaction structures.
His sector experience extends beyond conventional commercial property to healthcare, education, life sciences, family offices and niche housing segments. This diversified background is expected to support ANAROCK’s efforts to develop more specialised investment and leasing platforms.
As Head, India – Alternatives, Lala will lead a specialist team working with both operators and investors. The objective is to identify new entry and expansion opportunities while developing sector-specific strategies suited to changing market conditions.
Pune Leasing Gets Fresh Leadership
Alongside his alternatives mandate, Lala will lead Pune’s commercial leasing and advisory operations. The city has become an important market for technology companies, Global Capability Centres, engineering firms and other occupiers, creating continued demand for quality office space and strategic workplace solutions.
For the flexible workspace and commercial real estate ecosystem, the appointment highlights the growing overlap between leasing, investment and occupier strategy. As businesses seek more tailored workplace formats and investors explore specialised asset classes, advisory firms are increasingly required to offer solutions beyond conventional leasing.
ANAROCK’s move comes at a time when healthcare, education and commercial real estate are attracting greater institutional attention. By combining alternatives expertise with Pune leasing leadership, the company is positioning its platform to capture opportunities across both capital deployment and occupier demand. Lala’s appointment could therefore strengthen ANAROCK’s ability to structure transactions and create new growth platforms as India’s real estate market becomes increasingly specialised.
