Delhi Government Proposes Three New Industrial Areas to Boost Commercial Real Estate

The Delhi government has finalised a proposal to develop three new industrial areas—Kanjhawala, Ranikhera, and Baprola—aimed at fostering commercial real estate growth. These zones will focus on high-tech industries with modern infrastructure, promising significant job creation and enhanced business ecosystems.

Proposal for New Industrial Areas in Delhi

The Delhi government plans to create three new industrial zones covering approximately 1,200 acres, designed to serve knowledge-based and high-tech industries. The proposed locations include Kanjhawala, Ranikhera, and Baprola, with each zone targeted to enhance economic growth through modern commercial real estate development.

Key Highlights of the Project

  • Industrial Areas: The areas are intended for industries specialising in artificial intelligence, biotechnology, and advanced robotics.
  • Size and Scope: Ranikhera will cover around 147 acres, while Baprola spans 137 acres, featuring world-class ‘plug-and-play’ facilities.
  • Economic Impact: These zones aim to generate lakhs of jobs and support the growth of non-polluting small and medium enterprises.
  • Mixed-Use Commercial Planning: Besides industrial operations, zones will integrate office spaces, community centres, hotels, marketplaces, and clubs, promoting a vibrant commercial environment.
  • Connectivity: Coordination with Delhi Transport Corporation (DTC) and Delhi Metro will ensure superior transport linkages, facilitating ease of access.
  • Sustainability: Emphasis on eco-friendly infrastructure to reduce environmental impact throughout the development.
  • Execution Model: The initiative will be carried out through a public-private partnership (PPP) framework.

Focus on Commercial Real Estate Growth

Unlike existing industrial estates that primarily serve as factory hubs, these new zones are conceptualised as modern commercial corridors fostering innovation and business synergy. The plan draws inspiration from Gurgaon’s Cyber City model, aiming to provide robust office infrastructure and commercial amenities to attract talent and companies.

The FlexInsights Take:

This strategic move by the Delhi government underscores a growing emphasis on transforming industrial spaces into integrated commercial hubs with advanced technology sectors at their core, by focusing on commercial real estate that supports high-growth industries and offering ‘plug-and-play’ facilities. The project positions Delhi to compete with leading metro regions like Gurgaon’s Cyber City. The public-private partnership approach enables leveraging expertise and investment, which could accelerate development and bring economic vibrancy to these new zones. Enhanced connectivity and sustainable infrastructure are key strengths that could make these areas attractive to businesses and investors while driving long-term urban economic growth.
