The move comes as managed and flexible workspaces gain a larger role in India’s commercial real estate market. Pune, with its strong technology, automotive, engineering and services base, remains an important office market for operators looking to capture enterprise and mid-sized business demand.
The additional space is expected to strengthen Smartworks’ presence in the city and provide more capacity for companies seeking fully managed office solutions without the long-term commitments and upfront fit-out costs associated with traditional office leasing.
Expansion Builds on a Large Existing Portfolio
The Pune addition comes on top of Smartworks’ sizeable operating base. As of June 30, 2026, the company had approximately 14.5 million sq. ft. of leased capacity and 10.4 million sq. ft. of operational capacity.
Its operational utilisation stood at 81%, while committed occupancy was higher at 86%. These figures indicate relatively healthy demand across its existing portfolio and provide a base for the company to add further capacity.
The new 176,285 sq. ft. could therefore help Smartworks capture additional demand while improving its overall scale in one of India’s key Tier-I office markets.
