Smartworks has leased over 500 seats in Pune to Davies Shared Services, the Indian arm of UK-based Davies Group. The move enhances Smartworks’ enterprise-focused portfolio, now spanning 12 million sq ft across 14 cities. Following its successful IPO, the company continues to expand managed campuses for global corporates across India’s key business hubs.
In a move that reinforces its leadership in India’s managed workspace segment, Smartworks Coworking Spaces Ltd has leased over 500 seats in Pune to Davies Shared Services (India) Pvt Ltd, the Indian arm of UK-headquartered Davies Group, a global professional services and technology firm. The new lease is part of Smartworks’ strategy to cater to large enterprises seeking integrated, future-ready work environments.
“Our campuses are designed to help enterprises expand efficiently by offering scale, infrastructure, and integrated services within one setup,” said Neetish Sarda, Founder and Managing Director, Smartworks. “We continue to create environments where global organisations can operate seamlessly and grow with agility.”
A Strategic Partnership for Growth
For Davies Shared Services, this collaboration marks a significant step in consolidating its operations in India. “This partnership brings our teams together under one collaborative workspace aimed at enhancing innovation and growth,” said Arvind Parashar, Senior Vice President and India Country Manager, Davies.
The company’s new workspace at Smartworks’ Pune centre reflects the growing preference among global firms for flexible yet enterprise-grade environments that combine premium infrastructure with operational convenience. By housing multiple business units under a unified managed space, enterprises gain agility without compromising brand consistency or employee experience.
Smartworks’ Scalable Model Driving Market Leadership
Smartworks operates on a leasing-cum-managed office model, acquiring large or entire bare-shell properties in prime business districts and transforming them into fully managed office campuses. These turnkey setups are then subleased to mid-sized and large enterprises looking for flexible, tech-enabled workplaces without long-term ownership obligations.
The model aligns perfectly with the evolving corporate real estate landscape, where demand for custom-built, service-backed, and scalable spaces continues to surge post-pandemic. The Pune transaction exemplifies how Smartworks’ “workspace-as-a-service” approach is empowering global enterprises to scale efficiently in India’s top commercial markets.
Expanding Presence Across India’s Business Hubs
Smartworks’ expansion momentum remains strong. In the previous month, the company leased 5.57 lakh sq ft at Intellion Park, Navi Mumbai, a development by Tata Realty and Infrastructure Ltd. This will be Smartworks’ largest managed office campus in the Mumbai region, catering to surging corporate demand for flexible yet structured workplace ecosystems.
Smartworks’ portfolio now spans over 12 million sq ft across 14 cities in India and extends to Singapore, serving more than 600 clients. Following its recent IPO, which raised nearly ₹600 crore, the company commands a market capitalisation of over ₹6,000 crore, further solidifying its position among India’s top managed workspace providers.
Redefining Workspaces for Global Enterprises
As enterprise occupiers increasingly prioritise flexibility, speed, and experience, Smartworks’ integrated campus model continues to gain traction. The Pune lease with Davies Shared Services underscores how managed workspaces are evolving from a cost solution to a strategic growth enabler, especially for global corporations entering or expanding in India.
By merging scalability with service excellence, Smartworks is setting a new standard for India’s managed office ecosystem — one that is collaborative, resilient, and ready for the future of work.
