The singer has leased out a premium unit in Santacruz East for ₹19 lakh per month, a deal that underlines how celebrities are steadily capitalising on rising demand for Grade-A assets in key business corridors. As noted in documents accessed via the IGR portal, the registration was completed in December 2025.
Inside the High-Value Lease Structure
The leased premises span a sizeable 4,257 sq. ft. within the Trade Centre BKC, one of the city’s most strategically located commercial hubs. Industry filings show the agreement involved a stamp duty of ₹3.27 lakh, registration charges of ₹1,000, and a substantial ₹90 lakh security deposit—a structure that mirrors the premium positioning of office spaces in the BKC area.
Projected Earnings Signal Strong Long-Term Appetite
The five-year lease is designed with systematic rent escalations. As per the document, “the first-year rent is fixed at ₹19 lakh per month,” increasing to ₹20 lakh in the second year, marking a 5.26% rise. From year three onward, annual increments of 5% push the monthly rent to ₹21 lakh, ₹22.05 lakh, and ₹23.15 lakh, respectively. With this model, Nigam is poised to earn ₹12.62 crore over the lease term, signalling continued investor confidence in Mumbai’s commercial rental yields.
