India’s flexible office market is witnessing another major expansion move as Smartworks Coworking Spaces has leased close to 4.92 lakh sq ft at Sattva Aura on Bengaluru’s Outer Ring Road. The large-scale transaction with Sattva Group highlights the growing appetite among enterprises, multinational firms, and Global Capability Centres (GCCs) for scalable, employee-centric office environments.

The newly leased campus strengthens Smartworks’ presence in one of India’s most active commercial office corridors, home to several technology companies and multinational corporations. Bengaluru continues to dominate office demand due to its thriving startup ecosystem, expanding GCC presence, and strong technology-driven economy. The latest lease also signals continued confidence in flexible office models as companies increasingly move away from conventional long-term workplace strategies.

Bengaluru Continues to Lead Flexible Workspace Growth

Smartworks Founder and Managing Director Neetish Sarda emphasised the city’s strategic importance to the company’s expansion plans. “Bengaluru remains an important enterprise market for the company, especially due to the continued growth of GCCs and technology-led businesses,” he said. His statement reflects how enterprise occupiers are increasingly looking for agile workplace solutions that can adapt to changing workforce needs and business growth.

Industry experts believe Bengaluru’s office market remains resilient because of sustained demand from sectors such as technology, engineering, financial services, and innovation-driven businesses. Key micro-markets, including Outer Ring Road, Whitefield, and North Bengaluru, have become hotspots for managed workspace operators looking to capture enterprise demand.

The deal mirrors a wider trend across India’s commercial real estate sector, where flexible workspace providers are taking large office campuses on long-term leases and converting them into fully managed enterprise hubs. Smartworks has continued expanding aggressively across major cities. As of March 31, 2026, the company operated 16.1 million sq ft across 66 centres in 15 cities in India and Singapore. Its portfolio primarily caters to medium and large enterprises through customised managed campuses.

Colliers India’s market data further underscores the sector’s momentum. Gross office leasing across seven major Indian cities rose 6 per cent in 2025 to 71.5 million sq ft, while flexible workspace operators accounted for nearly 13 million sq ft of total leasing activity. The numbers reinforce the growing influence of coworking and managed office providers in shaping the future of India’s commercial real estate market.
