Tablespace Technologies has leased 506,251 sq ft at Laxmi Infobahn Software Park in Hyderabad for five years. The expansion strengthens its managed workspace presence in the city as demand for Grade A offices remains strong. The deal also comes ahead of the company’s proposed ₹800 crore IPO.
Table space Technologies is significantly expanding its managed workspace footprint in Hyderabad after leasing 506,251 sq ft of commercial space at Laxmi Infobahn Software Park.
The five-year agreement carries a total rental commitment of ₹163 crore, according to transaction documents accessed by Propstack. The lease covers space across Towers 5 and 6 of the business park, with the effective monthly rent working out to around ₹56 per sq ft.
The agreement was registered on June 27, 2026, and requires Tablespace to pay a security deposit of ₹28.35 crore. The rent is also scheduled to increase by 15% every three years during the lease period.
The property is already home to major corporate occupiers, including Capgemini, Cognizant and Alstom, adding to the location’s profile as an established commercial office destination.
Hyderabad Becomes a Key Expansion Market
The latest transaction adds to Tablespace’s series of workspace expansions in Hyderabad. In May, the company expanded its city portfolio by nearly 500,000 sq ft, including approximately 400,000 sq ft at Grava Business Park in the Neopolis business district of Kokapet.
The continued expansion highlights Hyderabad’s growing importance for managed workspace operators. The city has developed into a major technology and business-services hub, supported by large office campuses, a growing talent pool and increasing demand from enterprises and Global Capability Centres.
For operators such as Tablespace, securing large office blocks provides the scale needed to serve enterprise occupiers seeking ready-to-use, professionally managed workplaces without taking on traditional office fit-out and operational responsibilities.
Expansion Comes Ahead of Proposed IPO
The Hyderabad lease also comes at an important stage in Tablespace’s growth story. The managed workspace provider has filed draft papers with the Securities and Exchange Board of India for an initial public offering comprising a fresh issue of ₹800 crore.
The company has been expanding its portfolio across major office markets as it prepares for the public markets. Beyond Hyderabad, Tablespace has also been active in Gurugram.
In March, it leased 145,000 sq ft at Godrej GCR in Gurugram. This followed a lease covering more than 500,000 sq ft at Tata Realty and Infrastructure’s Intellion Park in Sector 59, Gurugram, in 2025.
These transactions point to a broader strategy of building scale in established commercial corridors while catering to enterprise demand for managed office solutions.
Strong Office Demand Supports Workspace Expansion
Tablespace’s latest lease comes against a backdrop of strong office absorption across India’s Tier-I markets. According to CBRE India, quarterly office absorption reached a record 24.6 million sq ft during the April-June 2026 quarter.
For the flexible workspace sector, strong leasing activity provides an important source of demand. Enterprises are increasingly using managed offices to gain flexibility in capacity, location and workplace operations while avoiding the heavy upfront costs associated with conventional office setups.
Tablespace’s Hyderabad expansion therefore reflects more than a single large lease. It highlights how managed workspace providers are positioning themselves to capture sustained demand for Grade A commercial space as India’s office market continues to expand.
