Managed workspace provider 315Work Avenue has expanded its Bengaluru footprint by leasing approximately 45,000 sq ft of premium office space at Bhartiya City, Thanisandra.
The new enterprise-grade workspace is designed to serve companies seeking flexible and managed office solutions, including global capability centres (GCCs), technology companies, large enterprises and high-growth startups.
Real estate consultancy Colliers India facilitated the transaction and strengthens 315Work Avenue’s presence in North Bengaluru, one of the city’s rapidly developing commercial corridors.
Bhartiya City has emerged as an important business destination due to its connectivity, social infrastructure and proximity to established employment hubs such as Manyata Tech Park and Kempegowda International Airport.
Flexible Offices Gain Enterprise Demand
The expansion comes as flexible workspace moves further into the mainstream commercial real estate market. Enterprises are increasingly using managed offices to scale teams, enter new locations and secure workplace infrastructure without taking on the cost and complexity of conventional office fit-outs.
The new centre will offer modern office infrastructure and technology-enabled workplace solutions aimed at improving productivity and workplace experience while allowing occupiers to scale more easily.

The Bengaluru deal adds to 315Work Avenue’s growing national footprint. The company currently manages around 4 million sq ft of workspace, representing approximately 80,000 seats across 55 locations in Bengaluru, Chennai, Hyderabad, Mumbai and Pune.
The operator plans to strengthen its position in existing markets while entering new cities. Its expansion strategy includes both organic growth and potential inorganic opportunities, supported by continued demand from enterprise occupiers.
The shift towards managed workspaces is particularly significant as companies seek greater flexibility in their real estate portfolios. Instead of committing to large, fixed office footprints, occupiers can use managed workspace models to align capacity with hiring and business growth.
India’s Flexible Workspace Market Keeps Growing
315Work Avenue’s latest expansion reflects a wider structural shift in India’s office market. Flexible workspace operators are increasingly becoming important occupiers and landlords’ partners, particularly in markets with strong enterprise and GCC demand.
India’s flexible workspace industry has already crossed 100 million sq ft, with enterprise occupiers and GCCs among the key growth drivers. Industry estimates indicate that sector capacity could reach 140–145 million sq ft by FY28.
