India’s growing Global Capability Centre (GCC) ecosystem is accelerating demand for Grade A flexible workspaces. Table Space founders highlighted swift office delivery, integrated services, and tech-enabled scalability. With expansion into Tier-2 cities and global markets, managed workspace operators are key infrastructure partners for multinational firms.

India’s commercial real estate landscape is undergoing a structural shift, with Global Capability Centres (GCCs) emerging as the primary drivers of office absorption. With nearly 1,800 GCCs already operational and continued expansion expected through the decade, multinational corporations are increasingly treating India as a long-term strategic base rather than a cost-saving destination.

In a recent conversation on Let’s Get Real, hosted by Manisha Natarajan, Table Space co-founders Karan Chopra and Kunal Mehra explained how enterprise occupiers are reshaping workspace expectations. With nearly 70% of Fortune 500 companies planning India expansion, demand for high-quality, scalable office infrastructure continues to strengthen.

From Cost Arbitrage to Grade A Experience

For years, outsourcing-led growth positioned India as a cost-efficient market. However, the GCC narrative is now shifting toward talent-centric infrastructure. According to Chopra, global firms are prioritising premium environments that align with their brand identity.

“I think those days are gone where people were coming to India for cheaper solutions when it comes to real estate. Today they want the best assets, and we predominantly work only in Grade A assets, which are leased from Grade A developers,” he said.

Global occupiers such as Microsoft and Google are also influencing design trends. Offices are expected to match global benchmarks while incorporating localised cultural elements that resonate with India’s workforce. Table Space’s in-house design approach blends international standards with contextual workplace aesthetics inspired by hubs like Palo Alto.

Speed-to-Market Becomes Competitive Advantage

One of the most disruptive shifts in the enterprise flex segment is the speed of delivery. Traditional office fit-outs often take over a year, but managed workspace operators are compressing timelines dramatically.

Table Space has introduced an institutional “assembly line” model that enables fully operational offices within 60–90 days, with one project delivered in just 43 days. Mehra explained, “Our entire objective is to create that seamless experience for the customer because we want to be their integrated service provider throughout the country.”

Bulk procurement strategies and centralised project management allow the company to scale efficiently while optimising costs for enterprise clients.

Beyond Leasing: The Enterprise Workspace Ecosystem

The company’s evolution from workspace provider to integrated enterprise partner reflects a broader industry trend. Instead of traditional leasing, managed workspace firms are offering end-to-end operational infrastructure—from design and build services to compliance support, hospitality, and technology integration.

“We work with them hand in hand for the entirety of the occupancy or the entirety of the contract that they have with the landlord,” Chopra noted, emphasising long-term operational partnerships.

Technology plays a central role in this transition. Mehra added, “For us, tech is very, very close to our heart, and we completely believe that the scale that we want to achieve can only happen if you have the right technology in place.”

Expansion Roadmap: Tier-2 Cities and Global Markets

Looking ahead, the company is aligning growth with emerging talent clusters and decentralised office strategies. Expansion into Tier-2 cities is already underway, supported by strong enterprise demand for distributed workforce models.

Table Space is also exploring international opportunities in Dubai, Singapore, and the Philippines to support multinational clients worldwide. With repeat enterprise customers contributing nearly 40% of growth, the managed workspace model is increasingly becoming a long-term infrastructure layer for global corporations.

As GCC expansion accelerates, flexible workspace operators are no longer just space providers—they are evolving into strategic enterprise ecosystem partners driving the next phase of commercial real estate transformation.
