US tech giant Google has signed a lease for 550,000 square feet of office space with managed workspace provider Table Space in Gurugram, marking one of India’s largest managed workspace deals. The agreement includes an option to expand by an additional 200,000 square feet, potentially raising Google’s leased space in the city to 750,000 square feet. Industry sources reveal the deal reflects Google’s ongoing efforts to expand its office footprint in India.

The lease, finalized after over a year of negotiations, highlights Google’s commitment to India’s rapidly growing office market. This comes after the company ended a 700,000-square-foot lease in Gurugram in 2022, initially signed in 2020. The new lease reflects a shift in strategy, leveraging managed office spaces to adapt to evolving workplace needs.

The Gurugram complex, where Google has secured its space, attracts other global corporations. IBM recently leased 260,000 square feet, while US networking giant Ciena secured 135,000 square feet, demonstrating robust demand for Grade A office spaces among tech firms. The return-to-office trend and the growth of flexible workspace operators and global capability centres drive this surge.

Real estate consultancy Cushman & Wakefield predicts that office space leasing in India will reach a record 83-85 million square feet in 2024, up 13% from 2023. India’s office leasing market now surpasses global giants like the US and China, with the country expected to account for nearly 70% of total net absorption in the Asia-Pacific region by year-end.

Experts attribute this boom to the evolving needs of technology firms, unicorn startups, and large corporations prioritizing flexibility and collaboration. The rise of managed office solutions, such as those provided by Table Space, aligns with the growing demand for agility and scalability in corporate workspaces.

Google’s latest move underscores its strategic focus on India and highlights the broader transformation in the country’s commercial real estate market. Gurugram remains a central hub for global businesses looking to expand their operations in India as the demand for premium, customisable office spaces continues to climb.
