Kochi is set to make a grand leap in the IT landscape with the Lulu IT Twin Towers launching on June 28. Built at ₹1,500 crore in SmartCity, Kakkanad, the 152-meter-high towers offer 35 lakh sq ft of premium workspace, world-class amenities, and the world’s most extensive robotic parking system.

Kochi’s Skyline Reaches New Heights

Kochi is stepping into the big leagues of India’s tech scene with the inauguration of the Lulu IT Twin Towers on June 28. Rising 152 meters high in SmartCity, Kakkanad, these towers are now the tallest twin IT structures in South India and represent a ₹1,500 crore investment in the city’s digital future.

The Lulu IT Twin Towers mark a significant addition to Kerala’s commercial infrastructure, spread across 12.74 acres and offering 3.5 million sq ft of premium office space. Designed with future-ready features, the towers aim to house top-tier IT companies and serve as a self-contained business ecosystem.

Premium Office Space with Luxe Appeal

“There are 33 floors, including three levels of car parking,” said Abhilash Valiyavalappil, director and CEO of Lulu IT Parks. “In a way, the twin towers are an IT park by themselves — one with grandeur at its best.”

The towers are already drawing strong interest with space to accommodate 25,000 to 30,000 employees. Four companies have already taken up 10% of the total space, and ongoing negotiations hint at further occupancy soon. “This is the largest commercial space in Kerala,” added Abhilash. “It’s like working in a big palace instead of an office.”

Setting New Benchmarks in Sustainability

Beyond sheer scale and design, the project has received LEED Platinum Pre-Certification — the highest in the green building rating system — for its sustainable features. “Everything about Lulu IT Twin Towers is sustainable,” said Abhilash, reinforcing its commitment to environmentally responsible development.

Recreational zones, green terraces, and a sprawling food court contribute to employee well-being and work-life balance. These elements are all part of a conscious design ethos that blends innovation with sustainability.

World’s Largest Robotic Parking System

One of the most striking innovations is the twin towers’ robotic car parking system — the largest globally. The facility has a total capacity of over 4,500 vehicles and includes both conventional and robotic spaces.

“About 3,200 cars can be parked using the automated system,” said Abhilash. “It’s efficient and cuts down the time spent circling for parking spots.” The system scans the driver’s card, aligns the car on a lift ramp using sensors, and uses robotic platforms to park and retrieve vehicles seamlessly.
