Jaguar Land Rover Technology and Business Services India, which houses the automaker’s capability and technology hub in the country, has experienced sharp expansion in Bengaluru’s Brookfield micro-market. The company has signed a “fresh lease of 1.46 lakh square feet (sq ft) with a rental of ₹106 crore for a tenure of five years at Brigade Tech Gardens,” signalling a long-term commitment to building out its India GCC.
Inside the Brigade Tech Gardens Lease
Registration documents sourced from Propstack indicate that JLR has leased space across multiple levels in the tech park — specifically, the partial ground and first floors, as well as the fifth and eighth floors — totalling 146,816 sq ft of chargeable area. The lease, executed with Brigade Properties, is categorised as a fresh occupancy with a five-year term. The lease period spans from May to December 2024, with rent commencement staggered between October and December 2024 to align with the fit-out and ramp-up timelines.
The commercial terms underline the scale of the commitment. Jaguar Land Rover will pay a “warm-shell rent of ₹ 65 per square foot per month”, which translates into a monthly outflow of around ₹1.67 crore, inclusive of warm-shell and fit-out charges. The deal also carries a security deposit of ₹10.10 crore, in line with large-format corporate leases in prime Bengaluru markets.
Steep Escalation and Fit-Out Economics
What stands out in this transaction is the escalation structure. The agreement includes an “unusually steep 15 per cent escalation every three months,” a term that is notably aggressive by city standards and points to strong demand and tight supply in quality GCC-grade product. Part of the leased portfolio — 67,065 sq ft — carries an additional fit-out rent of ₹65.95 lakh per month, or ₹98.35 per square feet, reflecting heavy customisation for JLR’s technology and business services operations.
Lifting JLR’s Footprint to 2.04 Lakh Sq Ft
With this lease, Jaguar Land Rover’s total occupied space at Brigade Tech Gardens climbs to 2.04 lakh sq ft. This tally includes two other leases — 67,065 sq ft and 79,751 sq ft — recently registered but linked to an earlier pre-commitment from December 2023. Taken together, JLR’s footprint now matches the profile of a large, fully-fledged Global Capability Centre, with room to scale engineering, digital, and support functions in one integrated campus.
Brigade Tech Gardens: A GCC Magnet in Brookfield
Brigade Tech Gardens continues to position itself as a preferred address for multinational technology and services tenants. The campus already houses firms such as Firstsource, Qualcomm and TCS, and offers Grade-A specifications, modern amenities and a strategic location in Brookfield, close to key residential catchments and social infrastructure. Bengaluru’s GCC Story Gets Another Boost
The deal also aligns with Karnataka’s policy ambitions. Under the Karnataka Global Capability Centre Policy 2024–2029, the state aims to attract 500 new GCCs, targeting a total of 1,000 GCCs by 2029. Large, high-value mandates like Jaguar Land Rover’s expansion at Brigade Tech Gardens reinforce Bengaluru’s position at the Centre of that story, keeping demand strong for high-quality, tech-ready office space across the city.
