IREP and India Accelerator Launch ₹100 Crore Managed Workspace Platform in NCR

India Accelerator and International Real Estate Partners (IREP) have partnered to launch IREPworkspaces, a managed office platform in NCR, with a planned investment of ₹100 crore. Over 18 months, the venture aims to create nearly nine lakh sq ft across 12–15 centres, adding approximately 15,000 seats in prime commercial corridors.

India Accelerator and IREP are entering the managed office space segment through a strategic collaboration focused on the National Capital Region. The platform, named IREPworkspaces, plans to invest ₹100 crore over 18 months, marking a significant step in the growth of flexible office infrastructure in NCR.

The venture targets the development of nearly nine lakh square feet of workspace across key micro-markets, combining operational management expertise from IREP with market access and client networks from India Accelerator.

Initial Rollout and Expansion Plans

IREPworkspaces will launch 12–15 managed workspace centres in NCR during the initial phase, adding around 15,000 seats to the market. Key micro-markets for expansion include Golf Course Extension Road, Udyog Vihar, and the Noida Expressway, chosen for their connectivity, corporate density, and demand from startups and mid-sized firms.

The company has already secured around 1.5 lakh sq ft of space and intends to acquire an additional 7–8 lakh sq ft over the coming quarters. The planned centres are expected to combine modern infrastructure with flexible seating, appealing to both large corporates and emerging businesses.

Operational Expertise Meets Market Access

International Real Estate Partners (IREP) brings integrated real estate and facilities management experience from global markets, ensuring the efficient operation of the managed workspace network. India Accelerator, with its deep connections across startups and mid-sized enterprises, will provide tenant sourcing and market reach, ensuring high occupancy and growth potential.

This synergy aims to deliver a seamless managed workspace experience for occupiers while accelerating NCR’s adoption of flexible office solutions.
