Spring House Expands in Noida with 60,000 Sq Ft, 1,200-Seat Flexible Workspace

Spring House Workspaces has launched a 60,000 sq ft coworking centre with 1,200 desks in Noida’s Sector 62, taking its Delhi-NCR portfolio to 25 centres and nearly 10 lakh sq ft. The expansion targets enterprises and startups amid rising demand for flexible managed offices and growing GCC activity.

Delhi-NCR-based Spring House Workspaces has launched a new coworking centre in Noida’s Sector 62, adding 60,000 square feet of managed office space to its portfolio. The facility houses 1,200 desks and is designed to serve mid- to large-sized enterprises and fast-growing startups.

With this addition, the company now operates 25 centres across Delhi-NCR, managing close to 10 lakh square feet of workspace inventory. The expansion reinforces Noida’s position as a high-demand micro-market within the NCR office ecosystem.

Sector 62 has long been a preferred destination for IT firms, consulting companies, and global enterprises due to its connectivity, infrastructure, and established commercial base. The new centre is expected to cater to companies looking for scalable, plug-and-play office solutions without long-term lease commitments.

Responding to Enterprise Demand

The latest launch reflects growing corporate interest in managed workspace models that combine flexibility with professional infrastructure. As hybrid work becomes standard practice, companies are rethinking traditional leases and opting for agile real estate strategies.

Mukul Pasricha, Founder and CEO of Spring House Workspaces, highlighted this shift in demand. “Businesses are seeking workspaces that allow them to focus on growth while we take care of the rest,” he said.

This approach aligns with the broader trend in the flexible workspace industry, where operators handle end-to-end services including design, operations, technology integration, and facility management. For occupiers, this reduces operational burden and improves speed to market.

Pasricha also noted that Noida remains a strong growth market for the company, reflecting steady absorption in the region.

Delhi-NCR: A Growing Flex Hub

The expansion comes at a time when Delhi-NCR is witnessing rising activity from both domestic enterprises and foreign firms. In particular, Global Capability Centres (GCCs) are taking up prime office spaces across major Indian cities, including NCR, as companies establish offshore hubs for technology, finance, engineering, and support services.

Flexible workspace operators are benefiting from this trend, as many GCCs prefer managed offices that offer scalability and predictable operating standards. Rather than investing in large, conventional office setups, enterprises are choosing ready-to-move-in campuses that can expand or contract as needed.

With nearly 10 lakh sq ft under management, Spring House has positioned itself as a significant player in the NCR flexible office market. Its focus on enterprise-grade infrastructure and multi-location presence allows it to support companies across different stages of growth.

A Strategic Bet on Noida

Noida’s commercial real estate market continues to attract attention due to competitive rentals, strong connectivity, and modern office developments. The addition of a 1,200-seat centre in Sector 62 signals Spring House’s confidence in sustained demand from corporates and startups alike.

As more businesses prioritise agility, cost efficiency, and operational ease, flexible managed workspaces are becoming a core part of corporate real estate strategy. Spring House’s latest launch reflects this ongoing transformation in how companies plan, lease, and use office space across Delhi-NCR.
