Awfis Crosses 100 Centres in South India, Strengthens Grip on India’s Flex Workspace Boom

Awfis Space Solutions shares rose after the company crossed 100 centres in South India, expanding to 3.1 million sq. ft. and 70,000 seats. Strong demand from corporates and GCCs is driving growth, with Bengaluru leading the way. The company now operates 250+ centres nationwide, serving over 3,400 clients.

Awfis Space Solutions saw its shares climb nearly 5.8% on the BSE after announcing a major milestone—reaching 100 centres across South India. This includes both operational sites and those under fit-out, marking a significant step in the company’s regional expansion strategy.

The flexible workspace provider has deepened its presence in key commercial hubs such as Bengaluru, Hyderabad, Chennai, and Kochi. Together, these locations now account for more than 3.1 million square feet of chargeable workspace area and offer seating capacity exceeding 70,000. The development reflects growing demand for agile office solutions across India’s leading business districts and IT corridors.

Bengaluru Leads, But Multi-City Growth Gains Momentum

Bengaluru continues to anchor Awfis’ southern operations, emerging as its largest market in the region. Hyderabad and Chennai follow closely, underlining sustained enterprise demand across multiple urban clusters.

The company’s growth mirrors a broader shift in workplace strategy, in which corporations increasingly prefer flexible, scalable office models over traditional long-term leases. These spaces are particularly popular in prime commercial hubs and technology parks, where hybrid work trends continue to shape real estate decisions.

Strong Enterprise Mix and GCC Demand Drive Revenues

Awfis currently serves over 3,400 clients across India, showcasing a diversified customer base. Multinational corporations make up 64% of its clientele, while SMEs and mid-sized firms account for 25%. Start-ups and entrepreneurs form the remaining segment.

A notable growth driver has been Global Capability Centres (GCCs), which are rapidly expanding in India. Awfis reported working with more than 80 unique GCC clients, contributing 21% of its rental revenue. This signals increasing reliance on flexible workspaces by global firms setting up or scaling operations in India.

National Expansion Strengthens Market Leadership

Beyond South India, Awfis operates more than 250 centres across 18 cities nationwide, offering over 1.75 lakh seats. The company positions itself as a full-stack workspace solutions provider, offering coworking spaces, enterprise solutions, design-and-build services, and allied offerings.

Commenting on the milestone, Chairman and Managing Director Amit Ramani stated, “South India would continue to remain a key pillar of the company’s growth strategy as it expands across high-potential business districts and emerging commercial hubs.” His statement underscores the region’s strategic importance in Awfis’ long-term expansion roadmap.

Flex Workspace Sector Continues Upward Trajectory

Awfis’ latest expansion highlights the strong momentum in India’s flexible workspace sector. As corporates adopt hybrid models and prioritise cost efficiency, demand for managed office solutions is accelerating.

The company’s scale, diversified client base, and growing GCC engagement position it well to capitalise on this trend. As India’s office market evolves, operators like Awfis are not just filling space—they are redefining how businesses work, scale, and adapt in a dynamic economic landscape.
